This is not about necessarily the design professional. If you like wallpaper absolutely go for it. It doesn't have to be everywhere, it could be in bathrooms, it could be in feature walls of a bedroom or a living room or great room; just to add a little different touch. And today wall coverings are available in a million designs, colors, styles and texture.Â
Don't be afraid of the kids running through the house because today you could purchase a 54 inch vinyl that is indestructible. âWelcome to another edition of DesignTV with Steven G. and today I thought that we would review what I think is probably the most important part about anybody furnishing a home or any design project which is a floor plan to scale, as to how your home lays out for your lifestyle. It is critical to understand that in designing a home that every room fits your family or your own needs, as it relates to something that works on a day-to-day basis. So for us the most important thing is laying out a furniture plan to scale which shows you exactly how the apartment lays out. It allows you then to understand where your lighting is required but for us, we call it the engine that drives the car; without a great engine your car doesn't run, well without a great floor plan to scale your home or apartment could actually be a failure.Â
So keep in mind whether you're doing it yourself, you're hiring a professional; you must have a floor plan to scale showing the layout of every room of your home. Once your floor plan is finished you now know how to proceed and do your renderings on a room-by-room basis, which again allows you, the owner to envision how that finished space will look. So it really is an amazing integration of two different items one being your floor plan and then your renderings need to match your floor plan so that it will help you understand exactly what has been done and allow you to make changes if desired, as we all do.
Your renderings differ greatly from your AutoCAD because the AutoCAD today is done basically by computer but must have the help of an AutoCAD technician. We have a group of four that consistently do this to scale which allows us to be able to hand this off to our rendering department and they will follow the layouts on a room-by-room basis. Once the AutoCAD is finished it then goes to our rendering department and our renderings are hand done, all of the furniture is selected, all of the fabrics are selected, all of the architectural elements are selected to be able to go into the renderings done by hand; then you could actually see a finished product before committing.
For those who have not hired a professional there are companies that you could hire to do your AutoCAD plans to scale as well as rendering firms that you could hire. You could find them on the internet, they're all over the place, many of them work by project and many of them work by design hours. So it's important that everybody understands that the engine of that car needs to be fine-tuned otherwise that car will sputter and so will your design project.â

âHello and welcome to another edition of DesignTV with Steven G. and as you have seen over the past many weeks we have featured developers that are doing projects of all sizes, all shapes and in many different locations in South Florida.â
âAs many of you know and many of you do not know Fort Lauderdale in Broward County is an emerging giant that is just coming into its own as a major city in South Florida, because of its proximity to Fort Lauderdale Airport which is going through a huge expansion. Where there'll be as many international flights into Fort Lauderdale as there would be into Miami, with the amazing Las Olas Boulevard, with restaurants and shops and there's performing arts center and on and on and today my guest is the beautiful Vivian Bonet who is in charge of and running five projects in Fort Lauderdale that are selling out at an amazing rate. The projects; each one has its own identity, each one is in a prime location where you can almost walk to the beach, walk to Las Olas which makes Vivian's properties absolutely stellar.â
Steven: âSo Vivian welcome and tell our viewers and our audience about your different projects and their location and the size of the units because they're amazing and the views are even better.â
Vivian: âOur projects are located off Las Olas Boulevard, they are on the islands; one is called Hendricks and the other Isles of Venice and their boutique buildings that are five stories tall and they usually run between 16 to 22 units per building and they're very boutique-style but the floor plates are quite large actually for apartment buildings. The average floor plan is about 3,500 square feet and our first project is sold out, our second project which is called AquaLuna is about 70% sold out, it's a five-story building and it has 16 units in it. Our third project AquaMar is also on the Isles of Venice and that one sold out and so we're on our fourth project on the Isles of Venice and it's called AquaVue that one's in the process right now, the plans are being developed.
And then this week we just got approved to do AquaBlu which is a little bit different, it's about a 14-story building right off the intercoastal; again large floor plates the average floor plates about 3,500 square foot. It's a private home; 3 units per floor, all our buildings have private elevators, rooftop terraces, they come with their own boat slips and they're quite spectacular, large ceiling heights we have 10 foot clear ceiling heights. It's a higher quality style of living.â
Steven: âSo really not only is it boutiquey but for the person who doesn't want to go in to a two or three hundred unit building they have the sense of a private home but they have the lifestyle where it's easy-in easy-out, the swimming pool is at their disposal and you know you're not on a Sunday walking out to the swimming pool and you can't find the lounge chair.â
Vivian: âThe other thing that we have that is very good is our parking garages are just not standard garages. Theyâre completely finished so it's almost like having your own private garage, it's a beautiful garage it's not your typical concrete finish, it's got ceilings, it's got lighting and even music.â
Steven: âOne of one of the most important things that you mentioned and you know it hit home for me because we do so many luxury condos all over the country; ten-foot clear ceiling heights. That is amazing when the standard is basically nine. So that entire concept of high ceiling, great floor plates allows you to feel like you're in a home but what's better and in working with Vivian and some of her buyers they will customize your bathrooms, you could upgrade your flooring and rather than decorate already which we all know is my dream, the apartments basically come finished. You could pick out your floors, pick out your paint color, dew drop lighting regardless of the designer that's working with you and you can upgrade your bathrooms so when you move in there is no down time of permits, city inspections on and on and on. So to me this sounds like a clientâs dream residence and again Las Olas Boulevard, the beach.â

âGood afternoon and welcome ,we're back with another episode of DesignTV with Steven G. and today we are dealing with power players in the real estate market in Miami. Our next guest John Warsing.â
Q: âJohn you've been in the real estate business in Miami over 20 some odd years and the rumor has it that you're the guy with all the investors that are coming in from all over Brazil and South America. So John tell us a little bit about how hot that market really is?â
 A: âIt's been great, I mean we all know that Miami consists mostly right now, a large part of our business is South Americans and Brazilians and the last year we've seen a tremendous up spike in the Brazil market; the last project we just did was about seventy percent Brazilian of which we were able to bring a lot of the investors in, incorporate Steven into that. Which was a great process from the ideas to the concepts to the final product that was able to help us sell the product and get through the closing.â
Q:Â âAnd tell me what do you think has driven Miami to such a hot destination from all over the world?â
A:Â âMiami's always been the international capital, it's driven strictly by a desire to live here, it's lifestyle, it's the entire area. Last night I went to a seminar and you heard someone spoke of Miami, the infrastructure is being built so solid now that the only thing is left to happen now is the fortune 500 companies start to come. You're seeing everyone from all across the world with the three cities in America really considered international which are New York, L.A., Miami; Miami seems to be the most desirable for the people from South American to want to live.â
Q: âAnd I guess last question from the investor perspective how important is a move-in-ready designed  apartment or home?â
A: âIts top of their list to be able to go in and see what they're getting, actually walk into it and be able to realize that within you know weeks or months I think it's the most important thing we have for them.â

This is probably the toughest process for any of our clients, for you the consumer that will definitely make you want to take two Tylenol; itâs the selection of your fabrics for your apartment of your home.
Ladies, no different than going to buy a new dress or a new outfit for Saturday night; you've gone through racks and racks of beautiful clothes and you've picked out four or five outfits that you love, now you have to make a final decision. Here we represent a hundred and fifty lines of fabrics and have over 2,000 books on just materials from all over the world, so needless to say Iâm going to take two Tylenol with you as well.
And regardless of the look that you're looking for; whether it's in the burnish colors, whether you want something soft and subtle that might be a little casual and chic or whether you want something bold and strong it is all at your fingertips. Remember spend the time, do not stress over an immediate decision, take those fabrics home and lay them out, look at them in the morning and at night and see where your comfort level is. One of the questions that I'm asked often; knowing that you travel so much are there cities that inspire design work that you see? it's a tough question but I could tell you some of the things that I have seen of late in Mexico and Brazil are definitely forerunners in the world of design. they are becoming more and more sophisticated, where I feel they have become trendsetters. Yes Mexico, Sao Paulo, Rio, Brazil in general there is amazing talent, amazing product being manufactured, amazing artisans.
So when you talk about the world of design yes it is a world and it's never ending and always turning, turning like a clock every day it ticks new design, new ideas, new professionals, new talent; that is the driving force between a great design firm and an average design firm unfortunately. We strive at Interiors by Steven G. to continue to create new, exciting but livable interiors.

Another edition of Design TV with Steven G and I am buried in Art Deco and Art Nouveau glass. For those of you who are not familiar Antiquities by Steven G; we have over 600 authentic art deco, art nouveau, mid-century items on display in stock, all authentic and today we're going to show you the beauty of art deco and Art Nouveau glass as it relates to an accessory in your home, a collectible or anything that you see that you could enjoy.
So as you see there is a Marriott of glass we have many more pieces on display and as I mentioned earlier I am sort of behind the scenes of all the glass today. The beauty of the deco glass is basically what happens when light hits glass.Â
Now I am going to take a vase right here. None of these are for the faint of heart financially unfortunately; this is a Down Nancy an amazing vase but watch what happens when proper lighting is integrated into your piece. They light up like jewelry they are amazing show pieces. This particular piece is from circa 1900 and you're looking at about 28,000 dollars, all of our pieces are signed.
So I'm going to take you through as many as possible. Our next piece right here is a Verre Francais and this one is also circa 1925 and it's about 7,500 but just look at the beauty when you talk about amazing glass and pieces that you can display in your Home, in your office or even on a vanity in a powder room as a what I would call a âshowstopperâ.
One of my favorite piece and bear with me; take a peek at how this lights up and how you see the work of Emile Galle this is 15,000 Circa 1900s and again the true beauty is when light hits it and what happens and how it comes alive.
Next we're going to show you a small piece; again watch what happens, watch the luminescent feel of the glass; this is a Daum Nancy and is early 1910 and look how beautifulâŠ4,300. What might sound costly I could promise you if you were to shop the marketplace these prices cannot be matched.
Now I'm going to take one of the big ones; again Emile Galle and this is Cerca 1900, it's 30 inches high and an amazing value at roughly 5,000; so watch what happens when light hits it; it becomes amazing.
So again we are going to continue to try and bring new products to the forefront for all of our viewers so that they could understand the depth and the magnitude of Interiors by Steven G and the depth and magnitude of Antiquities.
