Uncertainty is back.
And it's showing up in the numbers.
In March 2025:
Home sales dropped 19% year-over-year
Only 2,159 units were sold
Every property type slowed down
Higher-density homes (like condos and townhomes) saw the largest decline
What’s driving this?
Tariff threats
Economic hesitation
Shaken consumer confidence
But here’s what many people overlook:
Even with that 19% drop, sales are still higher than anything reported between 2015 and 2020.
That’s important context.
We’re seeing a pullback, but not a crash.
Here’s what else happened in March:
Over 4,000 new listings hit the market
Inventory increased to 5,154 homes
Sales-to-new-listings ratio dropped to 54%
Months of supply rose to 2.4
The benchmark price held steady at $592,500
So what does this mean?
The market is shifting from a seller’s advantage to a more balanced one. Detached and semi-detached prices remain strong. Condo and row home prices are still below last year’s peak.
