ok this post is about a number that costs indian homebuyers real money and almost nobody checks properly.
the three areas, and why they're not the same
carpet area — the actual floor you can put furniture on. inside the walls. this is what you live in.
built-up area — carpet + the walls themselves + balconies. usually ~10–15% more than carpet.
super built-up area — built-up + your share of common stuff. lobbies, staircases, clubhouse, corridors, sometimes the pool. can be 25–40% more than carpet.
you get quoted super built-up. you live in carpet. that gap is the whole post.
the thing that changed in 2016
RERA made it mandatory for developers to declare carpet area in sale agreements. not super built-up.
this was a genuinely big deal. before it, "loading" (the gap between carpet and super built-up) varied wildly between developers with no standard and no disclosure. now the carpet number has to be in your agreement.
so ask for it. it's your legal right to have it.
how this works differently for row houses vs apartments
here's the bit specific to ground-touching homes.
in an apartment, the loading is mostly lobbies and lifts and corridors — space you barely use.
in a row house or villa, the "extra" area is often your own staircase, your own walls, your own terrace. which you actually use. so a 30% gap means something quite different here than it does in a tower.
but — and this matters — you still need the carpet number to compare two projects honestly. developer A quoting 3,715 sq ft super built-up and developer B quoting 3,715 sq ft could be offering meaningfully different homes.
the number that matters more here anyway
for a ground-touching home, there's a fourth number and it's arguably the most important one:
land parcel size.
at the godrej project on soukya road that's 3,715 sq ft, and it appears in the schedule of property in your sale deed. that's the undivided land you actually own.
buildings depreciate. land doesn't. in a villa or row house purchase this is the durable asset and it's the one line you should read twice.
the configurations on offer
4 BHK — 3,715 sq ft
4 BHK + staff room — 4,000 sq ft
5 BHK + staff room — 5,500 sq ft
all G+2 with a terrace, all on a 3,715 sq ft land parcel. ~20 acres, ~242 units. ₹5.40 Cr onwards.
note that the base config's saleable area (3,715) matches the land parcel (3,715) exactly — that's a nice tidy number and worth asking what basis it's quoted on, because those two things measure completely different objects.
per-square-foot math, done honestly
₹5.40 Cr ÷ 3,715 sq ft ≈ ₹14,500/sq ft
bengaluru's city average sits around ₹8,870/sq ft per ANAROCK's recent data. so that looks like a huge premium, right?
it isn't a fair comparison. city averages are dominated by apartments, where your land share is a few hundred sq ft at most. here you're getting 3,715 sq ft of land. different asset. the per-sq-ft comparison is a category error that gets used in sales pitches in both directions.
if you want to compare properly: compare land-parcel-to-price against other villa and row house projects, not against apartment averages.
what to actually ask for, in writing
carpet area for each config (RERA requires it — insist)
built-up area
super built-up + what exactly is loaded into it
land parcel size and survey numbers in the schedule of property
terrace area — is it counted in saleable? is it usable?
staff room dimensions (they vary a LOT and are often tiny)
floor-wise breakup: what's on ground, first, second
if a developer is cagey about any of these — that's the answer.
