South Ottawa Neighbourhoods Market Update

There were 1,538 homes sold in Ottawa South’s 16 neighbourhoods in the last 12 months.  The average price was $685,480, up 3.3% and it took 33 days for homes to sell vs 32 days last year.

11 of the neighbourhoods are up in average price and 5 are down.

Most sales were in Riverside South, Gloucester Glen, Cedardale with 292 homes selling.

Highest average price was in Pineglen & Country Place at $974,190.

Biggest increase in average price was in Grenfell Glen where homes went up by 21.4%.

🏘️ 💲 There were 1,067 homes sold in Central Ottawa’s 11 neighbourhoods in the last 12 months versus 1,083 last year. The average price for a home was $691,336, up 3.4% and it took 41 days for homes to sell versus 38 days last year.

✅The average price for a Freehold House in Orleans was $758,640 up by 4.4%.

✅The average price for a Condo in Orleans was $417,221, down by 2.5%.

There were a total of 152 home sales in Barrhaven in May, 2026, compared to 144 in 2025. 💵The average price for a Freehold House in Barrhaven in May was $672,534, down by 6.7%. This includes detached houses, townhomes and semi-detached homes. 💵The average price for a Condo in Barrhaven in May was $405,438 down by 0.9%. This includes all types of condos, apartments, townhomes and stacked style.
