Milton continues to hold strong as a Seller’s Market — but the dynamics are shifting. Over the past 30 days, homes sold for a median price of $1,285,000, up 8.7% from last year, with a median price per square foot of $276.27 (up 8.2%). While prices are rising, fewer homes sold this month (30 vs. 43 last year), and inventory climbed 15.9% to 219 homes. New listings are down nearly 32%, and homes are taking longer to sell — a median of 34 days compared to 26 last year. With months of supply increasing from 3.28 to 6.47, sellers still hold the advantage, but buyers are starting to gain leverage as competition eases and price reductions rise.
