Budget Expectations from Real Estate Developers - CREDAI NCR, Parsvnath Developers Ltd and KV Developers

After the promises by Mr. Rohit Raj Modi, President- CREDAI NCR on 19th Feb 2015, all the real estate developers are keenly looking into the policies he introduced which will significantly help in the growth of the real estate sector. The prime concern of every real estate industry is the indispensable infrastructure for setting up Affordable Housing Projects. These benefits will also help insurance companies and other fund providing entities in the corporate sector to lend to Affordable Housing Projects, obtain easy approvals from ECB (External Commercial Borrowings) & avail other income tax beneficiary policies.

The real estate developers are optimistic about the upcoming budget and they are holding their trust in the new finance minister to implement the policy dispensation available in the infrastructure projects to the real estate sector. To boost up buyers’ demands in affordable segment, a reduction in interest rates is expected through interest subvention. Government should raise tax deduction on home loan ranging from Rs. 2 lacs to 5 lacs and the time period should also be increased from 3 years to 5 years. Government of India should shift its focus towards this sector and do the needful to make this sector grow by at least a 20% in the following 5 years.

Relaxation of multiple taxes and reduction in interest rates for home buyers in affordable segment through interest subvention should be given to lift the buyer sentiments. The govt should also look into standardization of construction material prices to regulate property prices. Moreover, tax clarity on REITs and InvITs should be made by the government to set up the tempo in the industry and thus ease investment options. It is right time that the sector is given an impetus in the form of policy reforms to help improve the economic scenario of the country.”
