When you purchase a #resaleflat, do you notice at the last step of the #HDBresaleportal that you receive a letter that confirms the exact time 🕒 for your completion? Several instructions are written in pointers and an annex in the completion of purchase letter📄 but there is one point where they have written: *Do also arrange with the flat sellers to inspect the flat for vacant possession before the completion* In some transactions with extensions of stay, the letters can cause confusion because it appears they do not include the #extensionstay and the sellers must vacate the #house before completion😅 As a result, many buyers believe they must inspect the #flat and often expect the house to be vacant before the completion date since the letter states to inspect it for vacant possession. Some buyers also believe that the HDB authority has stipulated that the sellers must vacate even if they had agreed to an extension of stay. In this case, the original agreement seems void🚫 Thus, we encountered difficulty explaining to the buyers that the sellers would not be able to vacate the flat since there had already been an agreement for them to stay after completion. It appears to the buyers that we are disregarding #hdb policies and instructions, or we are acting unprofessionally and deceiving them😂 Thus, I believe HDB has overlooked the fact that some transactions come with an extension of stay, and they seem to send the same template for every transaction. It often misleads buyers and their initial agreements, causing misunderstandings. Therefore, I have to constantly remind buyers of the extension stay throughout the #resale process, and we still arrange an inspection visit, but the sellers will be staying there since the house won't be vacant. The extension of stay could certainly be a separate agreement from the sale, however, I think the completion letter can include *𝒔𝒖𝒃𝒋𝒆𝒄𝒕 𝒕𝒐 𝒂𝒏 𝒆𝒙𝒕𝒆𝒏𝒔𝒊𝒐𝒏 𝒐𝒇 𝒔𝒕𝒂𝒚 𝒂𝒈𝒓𝒆𝒆𝒎𝒆𝒏𝒕* after the statement. It helps clear up confusion and can be used in every transaction.
