London Olympics Leads To House Price Boom
House prices in the 14 postal districts in East London closest to the Olympic Park have risen from £206,191 in July 2005 to £334,132 in March 2014. In the build up to the 2016 Olympics, investors will be keeping a close eye on Rio de Janeiro looking for similar trends.
Attention now turns to the 2016 Olympics in Rio de Janeiro. Unlike in London, the area which will hold the Olympic Park is not going to be the main beneficiary of regeneration. Barra da Tijucain the south west is already an affluent area, holding just 5% of Rio’s population but paying 30% of its taxes. Highly sought after for luxury developments, but with limited space, real estate values are expected to continue on an upward course for some time, independent of the impact of the Olympic Games.
Like London, the regeneration of Rio de Janeiro for the Olympic Games already looks to be providing a plethora of exciting opportunities for property investors, with the best still to come.
Luiz Felipe Scolari returns to work in Porto Alegre
After resigning as Brazil manager following the crushing disappointment of Brazil’s 7-1 World Cup elimination against Germany, Luiz Felipe Scolari has returned to his home state of Rio Grande do Sul, and location of EcoHouse Group’s Monte Alegre Development, to take over the reins of Gremio.
Gremio is one of Porto Alegre’s, and Brazil’s, biggest clubs and Scolari is a popular figure there, having previously led the tricolor to the Copa Libertadores title in 1995 and the Brazilian championship a year later.
After being appointed Gremio manager, the 2002 World Cup winning manager said: “Everyone knows I am a Gremio fan, here will always be home for me and I know that (after the Germany match) this is one place I can still receive all the affection I need. I have never been happier to be here than I am today. We are going to work hard showing will to win, passion and discipline. Thank you Gremio and all Gremio fans (for giving me this opportunity).”

Housing loans rise to R$9.7b – the second highest for May
Housing loans in Brazil have risen 6% in a month to achieve the second highest May total for 20 years, new data shows.
Loans for the acquisition and construction of buildings reached R$9.7billion in May, says the Brazilian Association of Real Estate and Savings (ABECIP).
The result is a sign that Rio’s real estate market is set to continue to stay strong in 2014 and CEO and founder of property website, Agente Imovel, Johan Jonsson, says Rio residents needn’t worry about a real estate bubble bursting soon.
With Brazil financing being below 10% and half of property sales going ahead without the need for loans, there is no cause for concern, he tells the Rio Times online website (http://riotimesonline.com/brazil-news/rio-real-estate/real-estate-loans-up-six-percent-in-brazil-in-may/).Thelending ratio is nowhere near the 60-80% that occurs in US or Europe, he adds.
Sven dos Santos, CEO of apartment rental service, Agência Heidelberg, believes that as loans are easier to obtain than in the past, real estate values are likely to rise.
Since the start of 2014, R$44.1billion was borrowed for to acquire and construct more than 213,000 buildings, up 11.5% year-on-year.
The ABECIP figures do not take account of finance from the Caixa bank over the government’s Minha Casa, Minha Vida programme, which covers around 70% of loans in Brazil.
Meanwhile, new homes sales in São Paulo fell 36.5% year-on-yearin May to 2,080 units, but the market could recover later in the year, says the SECOVI agency.The results of the cumulative January-May figures were probably influenced by major events such as Carnival in March, the change the timing of school holidays and World Cup, which focused the attention of the public and the media for a long period of the year, coupled with the under performing economy and inflation.
Emilio Kallas, Vice President of Development, says, "These factors have negatively impacted the real estate market in São Paulo. However, there is a tendency for the housing market to recover in the second half with a greater volume of product launches.”
Rio among world’s most affordable cities to live and work
Rio de Janeiro is among the world’s most affordable cities to live and work in, according to a report by global agent Savills.
For the first time, the Brazilian ‘new world’ city was included in Savills’ World Cities Index and its Live/Work cost per worker, per year of US$30,000was the most affordable, apart from Mumbai, at US$28,000.
Hong Kong was the most expensive of the 12 cities in the index at US$123,000 – four times higher than Rio –followed by London at US$115,000. “The cheapest cities in our survey are Rio and Mumbai, which are 60% cheaper than the average and less than a quarter of the price of Hong Kong,” the report points out.
New York, at $112,000, Paris, at US$107,000 and Singapore at US$76,000 came next in the Live/Work ranking, which factored in the cost of renting residential and commercial accommodation per employee, per year.
Tokyo (US$74,000), Dubai (US$72,000) – which was another new entry – Moscow (US$70,000), Sydney (US$60,000) and Shanghai (US$44,000) were the other cities in the list.
Rio, where thelive-work total was just 2% higher than last year, joined the 10 original cities to represent a growing interest by global real estate investors in Latin America and due to its increasing prominence on the world stage, says the report.
“Compared to some of the other fast-growing emerging economies, Brazil’s real estate market does not yet look overheated. Commercial yields currently stand at 8.5% and residential yields are at 5.1%. As more and more Brazilians are lifted into the middle classes, the demand for housing continues to grow.”

Brazil property searches have risen 40% in the last month, thanks to World Cup fever, says a leading real estate website.
Rightmove Overseas says TV coverage of the FIFA World Cup and the country’s lifestyle benefits has sparked interest in property in Rio de Janeiro and other Brazilian destinations.
As a result, the city shot up into the top 10 climbers during May, seeing search volumes rising 38.47% in the last month, enabling it to rise 94 places to 462on the UK-based global property website.
“Searches for property in Brazil increased in May, particularly in Rio de Janerio. Media coverage showing off their beautiful landscapes, stunning beaches and fun parties is creating curiosity for future buyers as a potential place to purchase, whether that be for invest mentor as a second home.

Brazil’s Ministry of Labour and Employment was pleased to announce yesterday that there was a near-record number of new jobs created in the economy in February. The Minister responsible, Manoel Dias confirmed that there was a net increase of nearly 261,000 formal jobs in Brazil during the month. This represents a boost of slightly over half of one percent (or to be exact an increase of precisely 0.64%). Mr Dias commented “ This result us a reflection of our Country’s (good) economic policies and I am sure that we will continue to grow the number of jobs and also improve their quality. The long term trend is also encouraging. For the three years since January 2011 a total of 4.7 million new jobs were created in Brazil, including both the public and private sectors.
