The hardest part of a restaurant furniture package is rarely the furniture. It is the calendar.

For a restaurant chain fit-out we supplied booth sofas, dining chairs and wood-frame tables with natural marble tops — 2 x 40HQ in total. Sounds simple until you map the production reality: upholstery came from a seating workshop, wood frames from a table factory, and the marble tops were fabricated separately by a stone specialist, then fitted to the frames.

Three specialist producers, three different production rhythms, one loading date. If the marble runs late, the finished tables don't exist yet — and the container either waits (storage, risk) or sails without them (a restaurant with no tables).

Our job as the sourcing agent was to sequence it: lock specifications early, schedule the stone fabrication against the frame production, and converge everything on a single consolidation and loading window. All inspected before shipment by our own team, with photo and video records.

"The joinery was made exactly to the drawing. Why won't it go in?"

Because the drawing dimension and the opening that got built are two different numbers — and on a 12 x 40HQ custom furniture package, that difference multiplies.The tolerance gap nobody writes down. Construction trades work to roughly ±10 mm on a wall or an opening. That is normal, accepted workmanship, not a defect. Furniture and joinery factories work to ±1–3 mm, because that is what a consistent door gap and drawer reveal need. A ±1 mm object going into a ±10 mm hole means something has to absorb the difference. Design it in, or the site absorbs it with a circular saw at 7am.What absorbs it: scribe and filler allowances, typically 10–25 mm per end on any run that meets a wall. A joinery run drawn hard wall-to-wall at exact dimension is a run that will not fit. That allowance has to exist on the production drawing before the factory nests the panels, not be discovered on site.Who measures, and when. On an imported package this is the gap that costs the most. The main contractor assumes the joiner measures. The factory is 8,000 km away. So it has to be named: who takes the site dimensions, who signs that they are correct, and at what point the opening is stable enough to measure at all — framing complete, wall finish on, floor build-up confirmed in writing. Measure too early and you have measured a construction stage, not a building.Two-stage release is how a project buys lead time without buying risk. On a package of this size, the carcasses and repeating modules go into production on drawing dimensions so the clock starts. The site-dependent parts — fillers, scribes, end panels, benchtops, splashbacks — are held until measured dimensions come back signed. Split long runs into modules while you are at it. A 4,800 mm unit built as one piece has nowhere to take up error, and it also will not turn on a stair landing.And check the route, not just the opening: lift car dimensions, door widths, stair turns, ceiling heights. "The windows were made to the architect's drawing. Why don't they fit?"

Because the architect's drawing gives the design intent dimension, and the opening that got built is a different number.On a Florida elementary school building materials package - aluminium windows and doors, fire-rated steel doors, partitions, casework - this is the single most common way a shipment turns into a site problem. Not quality. Fit.How the sequence is supposed to run: the design drawing states intent (size, performance, finish). The factory then issues a production drawing showing how it will actually be made - real dimensions, sections, hardware cut-outs, tolerances. The buyer or designer approves that drawing. Only then does the factory cut material.Where site dimensions come in: for anything built into an opening, the production drawing has to be based on measured site dimensions, not nominal ones. Three questions decide whether that happens cleanly - who measures, who signs off on the measurement, and at what stage of construction the opening is stable enough to be measured at all. Skip that and you get a technically correct window that is 15 mm too wide.The stamp that causes the most trouble is "Approved as Noted". It reads like approval, and it is really a conditional. Across a language boundary it is the single most reliable source of a wrong batch. Short answer: yes — but the project lives or dies on what happens before production, not during it.We shipped exactly this in 2024: a motorized bioclimatic pergola to the United States, with adjustable aluminum louver blades rotating from 0° fully open to 135° fully closed, in a custom footprint and a customer-matched RAL powder coat color. Here's the process that made it work.Step 1 — Drawings become a written brief. Custom footprint dimensions, louver profile, drainage requirements, control options (remote or wall switch) all go into one documented specification. If it's not written, the factory will default to its standard model.Step 2 — Engineering confirmation. The factory converts the brief into production drawings: frame extrusion profiles, blade counts, motor placement, integrated gutter channels. On this project a blade-count recalculation surfaced during the louver stage — caught and corrected within the production window, precisely because the engineering paperwork existed to check against.Step 3 — Dry pre-fit before packing. This is the step first-time buyers don't know to ask for. The full structure gets test-assembled at the factory: motor run through its complete 0°–135° travel, end-stops engaged, remote pairing tested, gutter drainage channels water-tested, blade alignment checked open and closed. Can Chinese factories really build custom furniture and joinery from my architect's drawings?

Yes — but the drawings themselves are not the instruction. That's the part that surprises most project buyers.

We handled a 6 x 40HQ custom furniture program for a student accommodation development in Melbourne: chairs, tables, lounge seating and loose furniture for high-use residential rooms and shared areas, all built to the project's design. The architectural drawings were the starting point, never the finish line.

Here's what actually has to happen between a drawing and a factory floor:

Translation into supplier instructions. An architect's drawing shows intent — dimensions, look, placement. A factory needs construction detail: joint types, material grades, foam densities, finish systems, hardware. Someone has to convert one into the other, in writing, before quoting even makes sense.

Sample standards, not just samples. A sample is only useful if there's a documented standard saying what "approved" means — colour tolerance, edge finish, stitch spacing. Otherwise bulk production drifts and nobody can point to the agreed reference.

Durability logic for commercial use. Student accommodation furniture lives a harder life than residential furniture. Frames, mechanisms and finishes were specified for frequent use across hundreds of rooms — and for consistency room to room, which is its own manufacturing discipline.

Inspection points tied to the drawings. Our own QC team checked production against the approved samples and written specs, with photo and video records at each stage, before anything was packed. Packing itself was specified too — this furniture had to survive factory dispatch, container loading, ocean freight, unloading and site installation.

For US projects, add one more layer: composite-wood joinery needs TSCA Title VI / CARB-compliant substrates, and that paperwork should travel with the shipment.

So the honest answer: Chinese factories build outstanding custom furniture and millwork — when someone on the China side turns your drawings into enforceable manufacturing language and then holds production to it.

A: Because of what happens at the other end.

A student accommodation tower hands over floor by floor against a hard semester deadline. If container #1 holds all the desks and container #4 holds all the beds, nothing can be installed until everything has arrived and been sorted in a warehouse - extra handling, extra cost, extra days the project doesn't have.

Load each container as a floor package instead - one 40ft high-cube carries the full bedroom set for roughly 55-75 beds when casegoods ship knock-down and mattresses roll-packed - and each box unloads straight into its own levels. The one-minute answer: no — and no good hotel uses one carpet construction everywhere. The three types do different jobs.

Axminster is woven: the pattern is built into the carpet's structure on a loom, typically in a wool-rich blend. It delivers the intricate patterning and long service life that hotel public areas trade on — which is why it dominates lobbies, corridors and ballrooms in upscale properties. You are paying for pattern depth and for how it wears, not for a logo.

Tufted carpet is stitched into a backing rather than woven — much faster to produce, meaningfully cheaper, with solid performance in the right grade. This is the workhorse for guestrooms: the room count multiplies every dollar per square metre, patterns are simpler there anyway, and a quality tufted product in a proper commercial grade serves a guestroom's traffic well.

Carpet tile is modular: when a section is stained or worn, you lift and replace tiles instead of recarpeting a floor. That single property decides where it belongs — meeting rooms, back-of-house offices, business corners: spaces with chairs rolling, coffee travelling and furniture moving.

The one-minute answer: usually neither, and that's exactly the problem.

On most hotel projects, FF&E — the furniture, fixtures and equipment — sits outside the general contractor's construction contract. The GC builds the building; the loose and semi-fixed contents arrive under a separate budget. So the org chart typically reads:

The developer/owner holds the FF&E budget and makes the final decisions. The interior designer specifies the items — but doesn't buy anything. An FF&E procurement party (a purchasing company, an FF&E contractor, or a sourcing agent on the supply side) turns the spec into purchase orders, production, quality control and shipping. The GC coordinates site readiness and, depending on the contract, installation.

The failures live at the boundaries, not inside any one role: Who receives the containers? Who stores 200 rooms of furniture if the site isn't ready? Who inspects goods before shipment, and who files the claim when a crate arrives crushed? Who owns the gap between "specified" and "actually orderable from a factory"?

Every one of those questions has a correct answer — but only if someone writes the responsibility down before the purchase orders go out. On projects that go wrong, you'll usually find each party assumed one of those boundaries belonged to someone else.

The one-minute answer: attic stock is the extra quantity of materials you order with the main shipment and store on site — spare tiles, an extra roll of fabric, replacement hardware — so the hotel can repair and replace without re-ordering from the factory.

The part people miss: attic stock is not really about having spares. It is about having matching spares.

Tiles come out of a kiln in batches, and batches drift — the "same" tile ordered a year later can be visibly a different shade. Fabric dye lots vary the same way. So when a corridor floor chips in year three, the question is not whether you can buy that tile again. It is whether the new batch will match the old floor. Usually, it won't.

Order the spares with the main production run and the problem disappears: same batch, same shade, same everything, sitting in a storeroom waiting.

The economics are lopsided in your favour. A few extra boxes inside a container you already paid for costs almost nothing. The alternative — a minimum-order-quantity re-purchase, international freight for a handful of boxes, and a repair that doesn't match — costs real money and still looks wrong.

A mock-up room is one guestroom built and furnished exactly to spec before bulk production starts. It feels like a delay — one more step before the factories can run. It is actually the opposite: it is the last moment when a mistake costs you one room instead of every room.

What a mock-up catches that drawings never do: the wardrobe door that clashes with the entry door swing. The headboard that reads beautifully in a render and cheaply under warm light. The bedside table that is 60mm too wide for the housekeeping cart to pass. The finish combination that looked coordinated on a sample board and argues with itself in a real room.

Approve the mock-up, and it becomes your quality contract — the physical reference every factory batch gets inspected against, instead of everyone arguing about a PDF.

Skip it, and you are effectively approving hundreds of identical rooms sight unseen.

When is it safe to skip? Small key counts with standard catalogue items, or a rollout repeating an already-built room. For everything else, the mock-up is the cheapest insurance in the whole FF&E budget.

A curtain wall hangs outside the building's floor slabs as a continuous structural skin. A window wall sits between the slabs, floor to ceiling, supported by the slab edges. Structurally and commercially they are different products: curtain wall systems carry their own wind loads across floors and need engineered anchoring; window walls install faster, bay by bay, and typically cost meaningfully less per square meter.
