Houzz, the leading platform for home renovation and design, today announced the community’s picks for Best Of Houzz 2018, a homeowner-to-homeowner guide to the top home builders, architects, interior designers, landscape pros and other home renovation professionals on Houzz from cabinetry or roofing pros to painters.
"The Houzz community selected a phenomenal group of Best of Houzz 2018 award winners, so this year's recipients should be very proud,” said Liza Hausman, vice president of Industry Marketing for Houzz. “Best of Houzz winners represent some of the most talented and customer-focused professionals in our industry, and we are extremely pleased to give them both this recognition and a platform on which to showcase their expertise."
The Best Of Houzz is awarded annually in three categories: Design, Customer Service and Photography. Design award winners’ work was the most popular among the more than 40 million monthly users on Houzz. Customer Service honors are based on several factors, including the number and quality of recent client reviews. Architecture and interior design photographers whose images were most popular are recognised with the Photography award.

Isabell is one of our very talented Project Architects.
She is currently undertaking a Masters in Architecture at The University of Sydney, graduating at the end of this year.
She has worked on residential, urban and public building projects at uni and her Final project was a childcare centre and nightclub on Oxford Street.
Isabell is a super sweet, hardworking, focused and pivitol member of our Design team!
When she is not watching her fave tv shows on Netflix, she is using her ‘smarts’ to tutor maths to primary & high school kids on the weekends.
Isabell is always looking at new and innovative ways of designing and detailing and we have no doubt she will continue to succeed and grow in her craft- Watch this space!
Building a new home? One of the most exciting and (let’s be real honest here) most testing processes. You want your home to function well while still suiting the style and character of your family. One of the earliest and most common questions one asks entering this process is how long will it take to build? A single home averages at 7 months to be built. However, like most things in life, ‘it depends’ but one thing we know for sure is that eliminating variables makes for a smooth journey i.e: new builds are always less complicated than renovations and extensions.
Many factors including the land the house is being built on, the area, the builders and the intricacy of a home will influence the time it will take to be built. Let’s just declare a time ‘safe-zone’. Anywhere between 7-12 months. Which leaves you plenty of time to scour Pinterest and dream about all the layering and styling you will get to do, artwork, furniture, throws and decorative cushions, pot plants, the list is exhaustive.
We have narrowed down the main factors that can influence the time it takes for your home to be built.
Firstly, build preparation. This includes pre-construction and permits. Before a builder starts building your home the land needs to be prepared. The foundation is the single most important element in construction. Any trees, rocks or other protruding items will need to be cleared before foundation is laid. Permits are another factor that can delay the initial build. Inspection processes and approvals can take some time.
Secondly, the environment, regionally where your home is being built plays a factor, rural areas typically take longer than metropolitan areas. Weather has a large role to play, rain and cold climates can affect the pouring of concrete or foundations.
Thirdly, the plan and construction style. Changing orders will usually extend the time it takes for a home to be built. The best way to tackle this one is to sit with your builder and create an estimated timeline, for example, when the time comes to be adding in cabinetry, you are not waiting for them to still be delivered from the warehouse. Which will then mean putting a hold on building for 2-3 days for items to arrive. Collaboration with your builders and site managers is key. Custom homes can take up to 10-16 months while personalised production plans average 4-6. A standard floor plan is always quicker, but if ‘standard’ is not your style, make sure you plan out that timeline.
Factors like weather, environment and land are elements that typically can’t be controlled, account for these factors by planning and communicating with your builders. This communicative collaboration will save you time, energy and money throughout your building process. Remember that a lot of progress relies heavily on your decisions relating to finishes, so do your homework in advance. Map it out and have clear and open communications with your builder and in 7-12 months that home that you have been waiting for will be ready.

Owning property in Sydney’s exploding real estate market is becoming less of reality for young house hunters. The rising popularity of DIY TV renovation shows are convincing those who do own homes that a quick and easy renovation will solve their lack of space issues, and add value to their home.
But what a lot of people don’t realise is that renovation is not the only option, “Knocking down an older property and rebuilding can actually be more cost effective as it allows the freedom of designing exactly according to the needs of your family. A complete rebuild can take advantage of your investment in the land, and provide a structure that is ready for the next 50 years” says Sam Kapoulas Managing Director of Home Impact.
According to the Housing Industry of Australia, a third of houses are in this rebuild stage. If you love where you live, but are just looking for a cost effective option for expanding your home, then it may well be worth exploring a rebuild option.
Renovations can be more complex and as a result more expensive. There are often unforeseen problems that may arise along the way as opposed to a new build where you are more likely to have a ‘fixed’ price and more straightforward project. Fresh new foundations customized exactly to your needs, the inclusion of more energy efficient elements, and less susceptibility to termites, more efficient use of space makes the knock-down and rebuild option a clear winner over the renovation option.
Do your homework first, research and reach out to certified builders and create a timeline of the process and budget. Think outside the box and consider using a design and build company as they offer a more streamlined service and the benefit of having architect and builders closely collaborating from the early stages. It also eliminates the headache of tendering and running around.
Con Mihas, Construction Director at Home Impact says “Having extensive experience in both extensions and New Homes, I can confidently say that renovators will often pay more for tradespeople due to the unexpected challenges that often emerge when walls are removed and floorboards pulled up. Many people don’t realise that it can work out to be much more affordable and timely to choose a full knock down and rebuild, it is much harder to get a fixed-price contract when you renovate. If you have an old house with significant structural issues or rising damp or it’s functionally obsolete, then you would have to question whether you want to overcapitalise the building” Mihas says.
