A cooperative housing [ie; co-op, coop] is a type of residential housing option that is actually a corporation whereby the owners do not own their units outright. A resident of the building becomes a part-owner of the whole building. When you buy into a co-op, you become a shareholder in a corporation that owns the property. This is based in part on the relative size of the unit that a resident lives in. Cooperatives are democratically owned by their members, with each member having one vote in electing the board of directors.

A landlord is an entity or an individual who provides housing for people in exchange for rent payments. This can be a person, a company, an institution, or a governing body. The person or family they provide housing for are tenants. This relationship exist through a contract known as a leasing or rental agreement. The lease transfers limited rights and control for the temporary use of the premises. It also, outlines what maintenance and repairs each party, landlord and tenant, is responsible for. There are different types of landlord and I will be discussing the variety.

THE HOUSING & RENTAL MARKET

The market has natural compensating systems in which any loll in housing prices is counterbalanced by strength in rents. If there is no significant growth in the number of homes built , then the outlook for rents should be up. During poor economic conditions worried first time home buyers tend to wait and rent. Home owners and landlords may sell their properties to rent, because of their concern. All this can decrease the number of rental unit available and increase the demand. Rental prices rise.

In contrast, during a good economic conditions, first time home buyers worry they’ll miss a great price for a lot of home. Home owners and landlords begin to purchase more homes and multi-unit properties. All this can increase demand for renovation and build new homes and buildings. Home prices rise.

There are exceptions and other factors. This is why always looking for more knowledge and working with good people is the best way forward.
