Plot Loan vs Home Loan: Which One Is Right for You?
When it comes to purchasing real estate, understanding the difference between a plot loan vs home loan is crucial. Though both are financing options for property purchases, they serve very different purposes and come with unique terms, benefits, and limitations.
A plot loan is specifically designed for purchasing a parcel of land. This loan is ideal if you plan to buy a residential plot with the intention of building a home in the future. Plot loans are typically available only for non-agricultural, residential plots located within municipal limits. One key condition is that most lenders require you to start construction within 1–2 years of the loan being disbursed.
On the other hand, a home loan is meant for buying an already built property, under-construction house, or for self-construction on an owned plot. Home loans usually offer lower interest rates and longer repayment tenures compared to plot loans. They also come with higher tax benefits under Sections 80C and 24(b) of the Income Tax Act.
In terms of interest rates, plot loans generally carry slightly higher rates than home loans. Additionally, the loan-to-value (LTV) ratio is lower for plot loans (usually around 70%) as compared to home loans (up to 80–85%).
