I cleaned our studio today and saved $60 on a cleaner 👍🏽

It was nice to have a couple hours to just blast music and clean in peace - wish I could do that in my own home lol

The has been the most chaotic week, my goodness 😅

I don’t know what I would do without my babysitter / my Mimi 🫠

The music festival that is the biggest event of our AirBnb year starts today and all 3 of our apartments are booked!

Feeling very grateful for that but holy fucking hell are we exhausted. I had to make my apartment look like no children live there while caring for said children - if you’re a parent or ever been a babysitter you understand how difficult that was 😂

To break it down:

- we have our 2/2 unit that we live in and sometimes rent out when we can make 70% or more of our monthly rent in just 4-5 days.

- we have a studio that we acquired the literal day before Atlas was born (2/5) which is now fully set up and just needs a cleaning after each guest and is easy to manage

- we got the keys to an epic 3/3 with partners (Sky’s building BFFS mom & dad) because neither party had enough income to qualify for it alone and this was 1 week ago. this unit was EMPTY so we have literally furnished and set up that whole apartment in 6 days and quite literally were setting up minutes before the guests arrived 😅

The music festival lineup has sets *beginning* at 11PM and they will be able to hear that from all units for sure. We wouldn’t have been able to stay there either way so I’m happy to make $2.5k profit for our 2/2 alone 🙌🏽

okay hosts, hear me out

we spend SO much time obsessing over the aesthetic. the warm lighting. the little bookshelf styling. the perfect throw pillow arrangement. and yes, it matters, guests do book with their eyes first.

but here's the thing nobody tells you: a gorgeous space will not save you from a bad guest experience.

you can have the dreamiest room in the world and still get a review that tanks your bookings because

wifi went down and no one answered

check-in instructions showed up an hour too late

the AC was rattling and nobody fixed it

something broke at 11pm and there was just... silence

and once that review is up, it doesn't just sit there quietly. it:

→ pushes your listing down in search → becomes the ONE thing every new guest fixates on → can straight up cost you trust badges → makes people hesitate, compare, and pick someone else

the fix isn't more photos or a fancier headboard (love a fancier headboard though, no shade). it's closing the gap between "guest has a problem" and "guest gets help." fast replies. proactive info before they even ask. actual reliable support standing by. consistency so guest #1 and guest #47 get the same experience.
