Thankfully it wasn't as bad as anticipated. The guy before us used spray foam and rubber roof paint to patch the leaks from the outside...we thought it was gonna be pretty ugly under there. Just need to replace some edging stabilizers, a sheet of plywood, and some insulation. Not too bad.
