Step 4 of the Home Buying Process: Make an Offer! When I help my buyers write offers, I make sure to check recent sold comps to make sure that 1. We aren’t so low that we will offend the sellers so that they won’t want to work with us even if we amend our offer. 2. We aren’t so high that our loan appraisal will have problems appraising. Usually this is in a bidding war situation. And above all else, I do a rough estimate of monthly payment and closing costs so the buyer is aware of all costs as early in the process as possible. I want the buyers to be informed and educated on the #homebuying process. Buyers need to LOVE the home AND the monthly payment! :) (Okay, is it *possible* to love a payment? Maybe not, but at least be comfortable with it!)
