43 Teal Lane, Briar Hill
The moment I pulled up to 43 Teal Lane, Briar Hill, I knew it would be a property I would want to live in. Tucked out of the way on a narrow lane in a little known pocket of the eastern suburbs, this Merchant Builders home is immaculately presented. While I do love a good rustic mud brick house, what I love more about Merchant Builders houses is just how cosy and liveable they are. They blend the character and personality of the natural, unrefined style, with the warmth and comfort of today's modern conveniences.
The Daniel Robertson brick house sits snugly into the gently receding incline of the property, and a paved brick pathway leads down to a choice of two front doors. The main entrance opens into the split level entry/formal lounge with a beautiful open fireplace with exposed brick chimney. It's not a large room, but the lofty ceilings create a good sense of space.
The master bedroom is modest, and has an updated ensuite. I'm not sure the space has been used as well as it could have been as it's a little tight in the bathroom, but it's fresh and very useable all the same.
Three additional bedrooms are tucked around the hallway, providing plenty of room for a young family. The hall itself is a largely redundant area and incorporates the secondary, and uneccessary entrance. It could be a good idea to use the space to create a larger ensuite for the main bedroom, and perhaps a walk-in wardrobe. The main bathroom appears to be original to the house, and while it would benefit from an upgrade, is still perfectly functional and not especially dated with its clean white tiles.
A clever use of space is the self-contained study nook which overlooks the family/dining room. This is a generous, north-east facing living area, complete with skylight and earthy slate floor. Special mention must go to the current owners' delightful purple and pink lounge suites which stylishly brighten up the house with a bold splash of colour.
Folding doors open out to a good sized balcony that overlooks the inground pool and landscaped garden. The tree-filled views from here are lovely, although it's a shame the traffic of Karringal Road interrupts the serenity. The slate floor continues into the compact, refreshed kitchen, complete with its own servery window out to the covered entertaining area.
43 Teal Lane, Briar Hill is auctioned by Morrison Kleeman at 11am on Saturday July 14. The agent quoted mid to high $500s which, for such a magnificent property, sounds like a steal to me.
