43 Teal Lane, Briar Hill
The moment I pulled up to 43 Teal Lane, Briar Hill, I knew it would be a property I would want to live in. Tucked out of the way on a narrow lane in a little known pocket of the eastern suburbs, this Merchant Builders home is immaculately presented. While I do love a good rustic mud brick house, what I love more about Merchant Builders houses is just how cosy and liveable they are. They blend the character and personality of the natural, unrefined style, with the warmth and comfort of today's modern conveniences.
The Daniel Robertson brick house sits snugly into the gently receding incline of the property, and a paved brick pathway leads down to a choice of two front doors. The main entrance opens into the split level entry/formal lounge with a beautiful open fireplace with exposed brick chimney. It's not a large room, but the lofty ceilings create a good sense of space.
The master bedroom is modest, and has an updated ensuite. I'm not sure the space has been used as well as it could have been as it's a little tight in the bathroom, but it's fresh and very useable all the same.
Three additional bedrooms are tucked around the hallway, providing plenty of room for a young family. The hall itself is a largely redundant area and incorporates the secondary, and uneccessary entrance. It could be a good idea to use the space to create a larger ensuite for the main bedroom, and perhaps a walk-in wardrobe. The main bathroom appears to be original to the house, and while it would benefit from an upgrade, is still perfectly functional and not especially dated with its clean white tiles.
A clever use of space is the self-contained study nook which overlooks the family/dining room. This is a generous, north-east facing living area, complete with skylight and earthy slate floor. Special mention must go to the current owners' delightful purple and pink lounge suites which stylishly brighten up the house with a bold splash of colour.
Folding doors open out to a good sized balcony that overlooks the inground pool and landscaped garden. The tree-filled views from here are lovely, although it's a shame the traffic of Karringal Road interrupts the serenity. The slate floor continues into the compact, refreshed kitchen, complete with its own servery window out to the covered entertaining area.
43 Teal Lane, Briar Hill is auctioned by Morrison Kleeman at 11am on Saturday July 14. The agent quoted mid to high $500s which, for such a magnificent property, sounds like a steal to me.

It was an incredibly hot day on Saturday, but that didn't stop me venturing out to the auction of this lovely Fasham Johnson "Courtyard House" just off Whitehorse Road in Balwyn.
As soon as I walked in the door, the home had such a cosy feel and had clearly been looked after well. The master bedroom and en-suite are tucked away off the entry which I liked, and such is the nature of the design of this house, you have a lovely garden outlook from nearly every position. That also means the house has abundant light, assisted by the northerly aspect and floor to ceiling windows. Extensive outdoor brick paving complements the inground pool which is quite snug to the house and gives the entertaining area an inviting intimacy.
Full marks to the owners for not painting out the timber in the ceilings, although they have failed rather spectacularly with their choice of atrocious floating floorboards throughout the living areas - a major irritation of mine. Slate or carpet would have been a much warmer and more quality finish.
122 Rochester Road was sold at auction on February 25 by Marshall White's Hawthorn office. I did appreciate the auctioneer's respect for the house in his spiel - he commented on how rare and sought after these properties are becoming. Of course, the promotional material touted that the property had "scope to further renovate or build a new home".

104-108 Parker Street, Templestowe
"It's a huge block of land; you could easily fit five units on the property" I overheard the real estate agent quip to a couple also inspecting 104-108 Parker Street, Templestowe. The dreaded redevelopment potential of older properties on large allotments. Why would anyone want live in a beautifully designed house with an extensive and established garden overlooking a lovely creek, when you could cram five brand new, characterless dwellings onto the site and make some quick cash? It's what I always fear when I see an older property listed, and the tell-tale sign is when the agent uses an aerial photograph outlining the size of the land. Just think how many ugly units you could squeeze in!
This Merchant Builder's property has clearly seen better days. The first thing you'd need to do is rip up the carpet, and then replace the kitchen and bathrooms but the potential to restore it to its glory days is definitely there.
A striking, Edgard Pirotta-designed chalet-like extension has been added to the property, which, while not exactly in line with the Merchant Builders' style of the rest of the home, definitely adds to the character and design of the property. There's even a separate studio which could also be used as an additional living area.
104-108 Parker Street is being sold by the Doncaster East Fletchers office. The property passed in over the weekend and is now listed for sale at $1.1 million.
