In Manhattan alone, roughly two out of every five buildings are taller, bulkier, bigger or more crowded than current zoning allows. And often that can actually be a good thing.

Check out this fascinating research in the New York Times today, which highlights the disconnect between current zoning regulations and historic buildings.

Followers of this blog know that for nearly 60 years every single store in residential areas of DC did not conform to the zoning regulations. A lapse in a lease meant that the store became a home. This fall a long-awaited change will permit certain types of new corner stores in R4 and R3 areas (think rowhome neighborhoods). Notably, mid-block stores or those that are otherwise non-conforming, would still convert to residential if their lease lapses.
