Discussion at the RA on the housing crisis

Really interesting debate with some differing viewpoints (some more popular than others!)

Tom: “In the 70′s, Hackney was full of streets of empty houses; someone once offered me a flat on Broadway Market for about £4 grand. I told them to f*** off. Its all changed now though... gentrification has improved the schools I suppose, but my kids will never be able to afford to stay here when they’re grown up”.

Lindsey: “I have lived on the New Era Estate my whole life, three generations of my family live here, we’ve got a really close community; Hoxton used to be really rough, but now....! When the estate was sold to the Benyon Estate and Westbrook, we got letters through our doors, giving us one month’s notice of a 17% increase in rent, and telling us that in a year’s time, they would be tripling the rent from £200 a month, to £600. None of us would have been able to afford to stay then - so we started our campaign.....After a lot of political and personal embarrassment of those people, and lots of hard work by the community on the estate, it has now been sold to an affordable housing provider, so we can stay in our homes”.

Chris: “We have a fundamental acute shortage of housing in London. In 1997 the average house price was £86k, four times the average salary. In 2015, its now twelve times average earnings. This could get even worse. To improve this we need to build more houses, and relax planning restrictions. Housing is both an investment and consumption good, so the housing market performs in a unique way”.

Shumi: “The word “mortgage” comes from the french, literally meaning ‘death pledge’: a pledge that you have till you die. The UK’s 20th century obsession with home ownership has in part been stimulated by ‘Right to Buy’. I’m often asked if Architects can be responsible for resolving these issues, but I think it depends on political will”. 

Questions from the floor: 

“The government can borrow at 1%, why don’t they, and use it to build houses?”

Chris: “We need to be careful with fiscal borrowing... look at Greece and Spain”

“The housing crisis is different across the country- there are empty houses in Liverpool - what can we do about that?”

Tom: “In the old days, there was a simple answer, if a house was empty, you squatted it. Its ridiculous that the government has made it illegal for homeless people to house themselves in empty properties”

No firm conclusions - but some interesting food for thought; the Future Housing series at the RA has had some great speakers.
