Have you ever had a #greatmentor or a #greatteacher who opened your eyes to a #newworld?  Allow me to share my brief story of a special man who made a huge impact on my #realestateinvesting  career... In 2001, I purchased a large mini-storage facility from Mr Ken Hicks of Portland, Oregon. He asked if he could lease the 2000 sq ft office space for a year or so until he secured a building for his business office. It sounded great to me and Ken and I started our friendship. Being in my mid 20's at the time, I had accumulated 3 million dollars in properties...25 units, this mini-storage facility and a salon and day spa for my wife at the time. I was extremely excited about being the new owner of this 1.6 million dollar facility.  One day, Ken asked me if I would come back to his office. We had lots of great talks before, but this time was unique… Saying it in the kindest way possible, Ken told me I was doing real estate investing wrong. You see, Ken was doing 50 to 60 house flips per year in Portland, Oregon. Everything Ken touched he created value with. He lease optioned his homes at $40,000 above expenses. So conservatively, Ken created 2 million dollars per year with his real estate business. His cash flow was around $600 per property...netting him over $30,000 each and every single month the option was not exercised. All of this in just one years worth of work. He looked me square in the eyes and said in a serious tone, "and that's just my residential business." Over the next few months, Ken explained in much more detail how he ran his operations. I saw he obtained all these great deals, I saw his single family house flips in progress, and his commercial projects. All over Oregon, Ken had a portfolio of mobile home parks, apartment buildings, a dune buggy business, and even an airport. In fact, you never knew what projects he was working on because there was so many.  I believe, if farmers have a green thumb, Ken must have had a gold one.
