No disagreement there. I think the rationale is that you don't want to put anyone in a position where really technical legal reasons for unenforceability would get them in trouble, but still. It looks like at least a few states in the US have tenant protections if landlords are deliberately filling up on unenforceable clauses.
This paper discusses unenforceable clauses and how to deal with them in harrowing detail.
