Ocean Trail Neighborhood Update
This week let’s check in and see what is happening with the real estate market in Jupiter’s only true direct oceanfront condominium community.
Just like the rest of the Northern Palm Beaches real estate market, there are very few opportunities in Ocean Trail at this time. As of this writing, there are only two active listings thorough the real estate community in the development. One of them is in the 500 building, which unlike the other three buildings in the community, is not directly on the sand. The other listing is a first-floor unit listed at $589,000. If it sells for anything close to that number, it will break the all-time record for a first-floor unit in Ocean Trail.
But that’s what is happening in today’s Jupioter real estate market with new records being set all over the place. Today's inventory in Ocean Trail sits at a mere 3 weeks based on 12-month sales. In the overall Jupiter condo market, inventory sits at 1.2 months.
Over the past 30 days more condos have sold in the Jupiter area than any other time in history. We still have a couple months of what normally is strong historical buying headed our way.
Median condo prices in the Jupiter area have been climbing steadily for 8 straight months. Prices are being pushed skyward by severely limited inventory and strong demand. Today that median price sits at $304,000, up almost 7% from the $285,000 we were at a month ago. Still, even higher prices are coming our way unless this market hits the skids which right now is not happening at this moment. Interst rates climbing is this markets biggest worry right now.
Sellers are in complete control and if they want to maximize their sales price, and minimize their expenses,it is very easy to do by interviewing brokers and asking questions. Buyers are going to have to pay more, it's really as simple as that. Sellers should be asking more and negotiating the best commission rates with their brokers.
Paradise Sharks can right now typically list condos in Ocean Trail for a total commission of 3.5%. If we handle both sides of the transaction your total commission would drop to 2%. We are seeing more brokers start to offer a 2% co-broke commission; if that is something you would like to explore, your total commission with Paradise Sharks would drop to no more than 3%.

The Jupiter real estate market is currently seeing the lowest inventory in history, coupled with the highest demand in over 8 years. Sellers should be looking to get record prices and the lowest commissions, while buyers need to be fully educated and know they are paying record prices in today's market.
