We are STILL not under contract. Itās actually ridiculous.
Sellerās realtor keeps laying on the pressure to ājust signā despite our interests in certain things not yet being protected. Itās such transparent pressure tactics Iām kind of embarrassed for her.
The latest is that we should ājust signā despite [unresolved issue over which we would have zero leverage after signing the contract] because the seller is āgetting frustrated by how long itās takingā and itās āseparate from the contractā(??).
I mean. MAYBE he actually said that but if so itās kinda a him problem.
The place has been on the market since December. To our knowledge there have been no other offers since weāve been involved (and Iām sure the realtor wouldāve tried to leverage that if there had been). The very first question I asked the realtor when we went to see it the first time was why it hadnāt sold yet. She said because the seller has been using it as an Airbnb so he had no motivation to settle for less than asking price because it was making him money in the meantime. She insisted over and over that he would not even entertain the very thought of any offer below asking price because his urgency to sell was so low.
So first of all that proved to be false because he eventually did cave and accept $10k below asking.
But anyway which is it? He has no urgency at all to sell, or he has enough urgency to be frustrated that itās moving slower than expected? It canāt be both, lady. š
Also, this is a situation where we requested a reasonable credit from the seller for [issue] (not even the full cost of addressing it). If heād agreed to it, we would have signed the contract by now. He instead CHOSE to propose a time-consuming and complex alternative way to address [issue]. So I honestly donāt know that I even believe the seller has expressed frustration to the realtor, but if he did, again, that is truly a him problem. At any given moment he is free to go back to the seller credit option! If itās worth the time savings to him to make a little less money on this transaction. And if not, he and realtor are gonna have to sit tight. š¤·š»āāļø
