Foreign investment in Australian property
There has been a lot of media coverage about Chinese investors and housing affordability as of lately. It’s easy for commentators and the people who do not understand the property market to blame Chinese investment for affecting housing affordability but the fact is the Chinese account for a very small part of the Australian Real Estate Market. The Reserve bank commentators from the property research sector believe that the impact of foreign buyers is being overstated and I think they are right.
Punishing overseas investors is being mooted but really is this worthwhile strategy. Foreigners account for a small percentage of residential sales. Their numbers are dwarfed by local investors and in particular by the most powerful force in Australia Real Estate, home buyers other than first home buyers.
Foreign buyers are purchasing off the plan inner city apartments in locations such as Brisbane, Melbourne, Gold Coast and Sydney. These locations are not first home buyers preferred locations and in many cases not Auspex property research preferred locations. The inner city apartments the Chinese are purchasing generally come with very high body cooperates, lower than expected rents due to high competition and volatile capital growth. It only takes one distressed sale in a large complex of apartments to bring the value of the whole complex down.
If the government really wanted to bring the price of property values down there would have to be a massive oversupply somewhere in the range of 10 %to 15%. The only areas around Australia where values have dropped such as mining towns and resources regional centres are locations with major vacancies caused by oversupply. Auspex stands by our decision not to list in regional mining areas.
Several of our inner city markets in the biggest cities already have high vacancies but developers are still bringing on more apartment towers.
Auspex is closely watching this market and will only list apartments that pass our strict criteria. We understand the need for your investor to be confident that their property investment is going to provide good long term capital growth and income over at least a ten year period.

Queensland Government update. Change to PAMD A.
We received an update from the office of Fair Trading this week and the news is good. Finally Queensland seems to be aligning itself with other States around the country. Below I have summarized the changes for you, which are significant to the Queensland Real Estate Industry The Queensland Government is reducing red tape and simplifying the requirements for:
Property Agents
Motor dealers
Auctioneers
Debt collectors
Separate laws will be created for specific industries – these laws are the:
Property Occupations Act 2014
Motor Dealers Act and Chattel Auctioneers Act 2014
Debt collections(Field Agents and Collection Agents
Agents Financial Administration Act 2014
The new Acts are expected to commence later in 2014 Licensing Regulations You will no longer need to display
Your license in your place of business
A sign with your name and status as a licensee
You still have to
Display it at the site of Auction
Show it to any client who requests to see it
Commissions - (I have saved the best for last)
Agents will no longer need to disclose to the buyer how much commission they receive from the seller (Expected to commence later in 2014)
