Tata Power and Keppel to Power Sustainable Cooling at Intellion Park Chennai

Tata Power Trading Company Ltd has partnered with Infopark Properties Ltd, a unit of Tata Realty and Infrastructure Ltd, to deploy a large-scale Cooling-as-a-Service solution at Intellion Park in Chennai.

Located in Taramani, Intellion Park was earlier known as Ramanujan IT Park. Spread across 25.27 acres, the park is home to leading IT companies and is one of Chennai’s key commercial business destinations.

The new CaaS project will have a total capacity of 12,100 TR and is expected to go live in October 2026. The solution will be implemented under a 15-year contract and aims to reduce the facility’s overall energy consumption by 20%.

The project will use high-efficiency equipment, intelligent controls, and Keppel’s AI and ML-driven Operations Nerve Centre. This system will allow real-time monitoring, predictive analytics, and dynamic performance optimisation to make cooling more efficient and reliable.

Intellion Park already sources green power from Tata Power. With Cooling-as-a-Service, the park is moving further toward a low-carbon and energy-efficient future.

This initiative shows how large commercial IT parks can use smart cooling solutions to improve sustainability, reduce energy use, and create better workplace environments.

the AI angle: Keppel has a patented Operations Nerve Centre (ONC) that uses ML for real-time monitoring and auto-optimisation. so the system isn't just running - it's continuously learning and adjusting.

The ₹825 crore funding will be used to refinance Ramanujan Intellion Park, a large-scale, eco-conscious IT campus located in Chennai.

Set in the bustling IT corridor of Taramani on Old Mahabalipuram Road, the park spans more than 25 acres and reflects Tata Realty’s commitment to building future-ready, climate-resilient infrastructure. With sustainability at its core, the project is expected to deliver over 42 percent savings in energy and cut water and material usage by more than 20 percent.

Far more than just a corporate space, Ramanujan Intellion Park is a thriving ecosystem. It serves between 40,000 and 60,000 working professionals daily and houses six modern office buildings. The non-commercial section includes high-end amenities such as the Taj Wellington Mews, which offers 112 serviced residences, and a 1,500-seat convention center, blending business with hospitality and convenience.

According to Sanjay Dutt, Managing Director and CEO of Tata Realty, the IFC investment aligns perfectly with the company’s long-term sustainability goals. He emphasized that strengthening green practices is no longer optional — it’s essential to shaping the future of urban commercial development.

IFC’s Regional Director for South Asia, Imad N Fakhoury, echoed this sentiment, stating that large business parks like Ramanujan Intellion play a vital role in pushing the real estate sector toward a more sustainable model.
