El mito del 20% de enganche ha mantenido a más personas rentando que casi cualquier otro “consejo” financiero.

Ni siquiera esa es la razón principal de donde viene la famosa regla. El 20% simplemente ayuda a evitar el PMI (seguro hipotecario privado), que generalmente agrega entre $150 y $250 al pago mensual, dependiendo del préstamo. Eso es todo.

Para muchos compradores primerizos, comprar con un 5% o 10% de enganche y pagar PMI durante algunos años puede ser una mejor estrategia que esperar 4 o 5 años para ahorrar el 20%, mientras los precios de las viviendas continúan aumentando.

Además, el PMI eventualmente desaparece cuando alcanzas suficiente equity en tu propiedad. Mientras tanto, tu casa puede seguir apreciándose en valor.

Si alguien te dice que debes esperar hasta tener el 20% de enganche, pregúntale cuándo fue la última vez que compró una casa. La respuesta podría sorprenderte.

La razón número uno por la que muchos dueños de casa no han vendido en los últimos tres años no ha sido el mercado. Ha sido el mortgage que ya tienen.

Cambiar una tasa del 3.25% por una del 6%+ suena como una mala decisión en papel. Pero aquí es donde mucha gente se queda atorada viendo solo una parte de la matemática.

La mayoría de las personas que venden no compran exactamente la misma casa otra vez.

Muchos están:

• reduciendo gastos y tamaño

• usando años de equity acumulado

• mudándose a otra ciudad

• buscando una casa que encaje mejor con su etapa de vida

• cambiando mantenimiento por comodidad

• o simplemente haciendo un movimiento que les da más paz y flexibilidad

El famoso “lock-in effect” del que todos hablaron durante años se está debilitando silenciosamente.

Porque llega un punto donde:

la familia, el espacio, la ubicación y la calidad de vida pesan más que una tasa baja.

Y algo importante:

muchos propietarios tienen mucho más equity y opciones de las que creen.
