They should include identification of the parties involved and the Schedule of the Property is important as it clearly specifies what is being bought or sold.
The purchase price is important. This is where you specify the payment terms agreed upon by the buyer and seller. should also include information about the initial deposit and how payment will be arranged.
Contingencies are also important and some of the common ones include financing approval, home inspections, and the sale of the buyer's existing home.
I want to mention a Subordination Clause. If a property has a mortgage, this clause allows a new lender's loan to become the primary debt. It helps determine the order of payment if things go wrong.
