The Fully Furnished Home
More homes are selling fully furnished than ever before. As we all know, furnishing a home is not easy, cheap or fast, especially these days when certain special - and not so special - items can take months to be delivered. Many prices have shot up recently too. And hiring a good designer to compete with the often beautiful furnished and designed homes we sell can be tough and very expensive too.
The convenience of buying everything including furnishing has become more appealing, mostly fueled by a higher taste level. Some don't have the time or inclination to go through the process. Some want instant gratification. Some with a lack of imagination love buying what they can see in the home, placed and purposed, something they can touch and feel too. When TIME IS THE LAST LUXURY, a fully furnished turn-key home, especially a second or third home, fits the bill.
One consideration is whether to include the furnishings in the purchase price, or to separate them.
I have had super wealthy buyers buy all the furniture while they wait for their ultra-fabulous furnishings to arrive many months later.....regardless, beautifully furnished homes will become increasingly appealing to some buyers, especially those who know how difficult and time-consuming decorating and furnishing a home can be.
I see an opportunity! And the need to elevate the quality of staging and furnishing/decorating with all listings too.

Are buyers aware that they will have to pay sales taxes if they buy furnishing separately?
How does that compare to transactional taxes?
Will the purchase price register in the MLS inaccurately when furnishings are included?
Could capital gains be bigger because you include furniture in the sales price?
Will banks allow this? What about appraisals?
