Roof Inspection Process
A Relevant Roofing roof inspection is a relatively simple 5 step process. Our inspections are always performed by seasoned roofing professionals with decades of experience in shingle, low slope and flat roofs. Here are the steps when we inspect your shingle or flat roof.
The first step is a perimeter inspection of the roof that focuses on the condition of the cap flashing (the metal flashing that sits atop the parapet wall along the perimeter of most commercial flat buildings) and the perimeter stripping condition of whatever existing membrane is on the roof. Flat roofs leak at seams and penetrations, and these areas can leak due to heavy water runoff from your flat roof.
We then start in the northwest corner of the roof and “mow the lawn” across the entire remaining surface. If it is a torch on roof we walk the seams (the area of the roof where one roll of membrane overlaps another). Torch on rolls are 1 meter wide so this is the area covered when walking the roof. If the roof is covered in another material we walk a 2 meter wide path, as this gives the best combination of efficiency and resolution of thermal images based on the angle of the lens on the cameras. Our inspectors also spend extra time at all penetration points of the roof looking for existing and potential problems. These can include things like plumbing pipes, heating/AC units, communications towers and a myriad of other things you find on a flat roof.
As we work our way along the roof our inspectors are continuously scanning with one or a combination of FLIR thermal imaging cameras. We may use a combination of thermal imaging cameras, depending on a variety of factors such as the size of the roof, composition, type of inspection or quotation, and other problems of a flat roof.
When scanning a roof with the thermal imaging cameras we are typically looking for wet spots. Wet spots don’t read as “wet” in as much as they show up as a temperature variation under the surface of the roof. At any point when we find a wet spot, point of damage, future potential issue, or anything else we take a thermal image and a standard mobile phone image to be inserted into the report on your roof.
Once the physical inspection is done we compile all the data and images. We then put together a report, or quote, for your shingle or flat roof.
