tips to maintain ac heat system for homeowners
1.) If your air handler unit is located in a closet giving you easy access, pouring a small amount of bleach down the drain line will kill mold and algae growth. Most good installers will give you a way to do this with a clean out in the pvc. Algae and mold is how your drain stops up causing units to leak water on the floor. If we service your unit and you don’t have one, we will install you one.
2.) FILTERS, FILTERS, FILTERS During peak seasons filters should be changed out monthly. During spring and fall at least check them monthly and change them bi-monthly. Once you allow your filter to get really dirty it will restrict airflow, allow the evaporator coil to get dirty, doesn’t allow your unit to do what it is capable of, and if its gets really bad it will cause your system to freeze up possibly damaging compressor. Cheap and easy way to keep your unit doing its job.
3.) Do not close off a bunch of vents except the room you are in hoping to get better results. Duct runs can only distribute so much air. This affects your units ability to work as it is designed. It restricts air and actually reduces capacity. If your unit is sized right and you feel you need to do this, then something is wrong.
4.) During our service we wash your outside condenser coil but you can only help by washing it out with a water hose once a month. Make sure thermostat is off, unit is not running, and turn disconnect off.
5.) Go ahead and save yourself money and time, by a service plan!! Just like a car needs servicing, you’re a/c system needs it also, it consumes the largest portion of power in a home.
6.) During the winter season if you have a heat pump and the air feels cooler than normal at the vents. You go outside and the fan is off and steam is coming from unit. It is just in defrost. It does this to keep from freezing up and a lot of people think it is smoke, freak out and make a service call. I promise it is ok.
