A House Energy Rating is the index of a building’s thermal performance (i.e. heating and cooling requirements) for residential homes in Australia
We have 3 different pathways available to comply with the energy efficiency regulations including:
6 Star Certifications
One pathway for proving that you house or building project has met the minimum
energy
efficient home design standard is to gain a 6 star rating (The minimum energy efficient star rating) using House Energy Rating Software(HERS).
This sophisticated software analyses your building plans and assesses the heating and cooling loads required to keep your future house at a comfortable temperature.
It takes into account the full building fabric – Roof, Ceiling, Walls, windows and floors – and the heat and cold that can pass through these elements.
The Energy rating depends on:
The layout of the home.
The construction of its roof, walls, windows and floor.
The orientation of windows and shading to the sun’s path and local breezes.
How well the above factors suit the local climate.
Sealing – Vented down lights and gas vents will significantly affect an energy rating.
Colours of material – Dark colours are better in cold climates and light colours are better in warmer climates.
Floor coverings – Tiles show a performance gain in areas where there are high heating loads or where there are full height windows allowing solar access to the tiles.
Zero stars means the building shell does practically nothing to reduce the discomfort of hot or cold
weather, while occupants of a 10 star home are unlikely to need any artificial cooling or heating.

If the assessment does not achieve the minimum requirements we will let you know the changes that are required.
You get your designer to alter the plans to meet the minimum requirements, or if you wish we can mark up the plans for you after the changes have been approved by you. We issue the final certification along with light and water calculations required. That’s it. You will have your energy efficiency documentation.

Bushfire Attack Level Assessments (BAL)
A Bushfire Attack Level (BAL) Assessment is a means of measuring the severity of a buildings potential exposure to ember attack, radiant heat and direct flame contact in a bushfire event, and thereby determining the construction measures required for the dwelling.
You only have to have a BAL assessment done if your property falls within the current designated bush fire prone areas, as on the Map of Bushfire Prone Areas. See if your property falls within the designated bush fire prone areas here
The BAL assessment takes into account several factors including the Fire Danger Index, the slope of the land, types of vegetation and how close it is to the proposed building.
Once a BAL is calculated, building construction requirements can be calculated from the relevant sections of the Australian standard to ensure the correct resistance to bushfires. These requirements take into account the BAL rating for attack from burning embers, radiant heat and flame contact.
Bushfire Management Plan
A Bushfire Management Plan (BMP) is a plan which identifies the extent of the bushfire hazard to a development. A BMP sets out short, medium and long term bushfire risk management strategies for a particular area.
This Bushfire Management Plan is used to support planning proposals and development applications in bushfire prone areas. It considers things such as fire breaks, fire fighting water supply, fire fighting access, easements and ongoing risk management responsibilities.
A BMP can be undertaken by an accredited Level 2 or Level 3 Bushfire Planning Practitioner, which is why at Bushfire Smart we make sure that we use accredited assessors, so you can have a reliable Bushfire Management Plan.

A CDC or Certificate of Design Compliance assesses your building project against the BCA to ensure that it meets all of the requirements of the BCA. Once the report is completed your plans are stamped to show they meet the requirements and are then presented to the council. With this certificate, plans are approved by the council within 10 working days (Instead of 25 days) and you receive a discount from the council that typically covers the cost of the certification.
