SMDC Green Residences, Taft

Turning a basic condo unit into a home away-from-home for two siblings going back to face-face-to-face classes.

The clients want a modern vibe for their unit, where they can study peacefully with no distractions and occasionally invite friends over.

We opted for warm tones and came out with a wood, beige and white color palette. Placed wood slats as a divider for the bedroom and living area.

Ah, yes. The condominium boom. It's no wonder these things keep popping up all over the place, considering how “hot” the rental market is right now. Over the past few years, I have seen and photographed quite a few of them at various stages of construction and I can definitely say that, generally speaking, they are all the same. Similar floorplans, similar design, similar amenities, etc… And this is no accident either. It’s all about building them fast, building them cheap, and building them to code. Considering how they are built, they, of course, have a concrete foundation. Steel, concrete, and cinder block reinforced stairwells and, in some places, elevators. Steel reinforced concrete parking decks, if they have them. The bare minimum of a steel frame. And the rest is just pressure-treated lumber and plywood. A LOT of pressure-treated lumber and plywood. And of course, to finish it all out, you got your brick walls (sometimes), insulation, drywall, paint, vinyl everything, HVAC system, etc… So yes, there are minor differences among them, of course. The major differences, however, are usually just the location and, often, the cost of rent with the latter being dictated primarily by location and demand. However, $1200+ per month seems to be the standard. Other than this, they all basically follow the same general design. Nothing special, outstanding, or unique about them. 15, 30, 40 years from now, are these buildings still going to be in good condition, or, are they going to start falling apart?
