If you're going to buy a penthouse in NYC it may as well be fun. The 1895 American Tract Society Building houses "The Sky House," a whimsical 4 floor home. The 4bd, 5ba, 6,355sqft condo is priced at $20m with a $14,143/mo. HOA.

There is a mezzanine floor above with glass railings. Note the rope swing. The home was designed by Designer Ghislaine Viñas and every detail was mathematically engineered for precision by architect David Hotson. It's been meticulously maintained since its completion, which was no small feat; the planning and construction took over 5 years. It has won several awards and doubles as an immersive art piece.

The kitchen was designed for practicality and features hidden top-level appliances.

You can also climb the beam, way up to the top level.

The dining room is next to the kitchen and living room.

The slide is a two-part spiralizing vortex made of German stainless steel and goes through 4 floors.

Forget stairs and elevators. This will get you downstairs within seconds.

As you climb, you can stop and take a little rest here. On the right, you can also see one of the "hidden ladders."

This is a record- 1,933 days on the market! It's a tri-plex penthouse condo in the Marquand building in Manhattan, NYC. 5bds, 6ba, 6,189sqft, $35m. Lots of marble.

It's not that there aren't enough millionaires in NYC to buy it, so it must be the decor. Look at the black marble on the floor and stairs.

It's very dramatic.

This is the dark part of the home. All black marble w/white veining running thru it. The patterns are dizzying.

The doors open to the large rooftop deck.

There's a very long dining room table, also black marble.

Here's the kitchen. I think that this black island is a bar.

The kitchen has special metal cabinetry with marble counters.

The TV room actually has marble seating.

The primary bedroom is basically black w/white accents.

The primary bath has white marble with wild black veining accented with mirrors.

This living room has the opposite color scheme- white with black accents and gray walls.

Outside on the deck there's a large marble fireplace with faux greenery. And, on top of the upper roof, there's a glass room and another deck.

It's kind of dark out here at night.

So high up, the glass railing makes my knees feel weak.

New York City continues to torture me with homes I could never afford, even though the new mayor is going to make it more affordable. This is a 2bd, 2ba, 1,800sqft duplex, located in the 1917 Hotel des Artistes, (where I should be, but for some mistake in the universe), for $4.35m + $5,646/mo. HOA. At this price point, you would think that they would've taken better photos.

This must be the entrance. It's a little weird.

I guess you go around the corner to this fabulous main room.

Hand carved stone fireplace.

Great view for those of us who like cityscapes.

The dining room is in there, but it could probably be a library, too.

It looks like it may double as both. Love the built-ins.

I can't say that I like their choice of cabinetry, and for $4.35m, what did they do with the dishwasher and fridge? I like the red stove, though.

Maybe the fridge is down this hall, but that still doesn't account for the dishwasher.

If this is the 2nd bath, it looks like it's a powder room. Lovely sink, though.

They have listed it as a 2bd, but it's been reimagined as a single bedroom. So, where's the 2nd bedroom? This is the only bedroom, and it's overlooking the main living room.

Love that balcony, the ceiling, and the colorful chandelier.

Boutique style closet/dressing room.

Very fancy bath remodel.

Love the spacious private rooftop deck.

Building amenities include a gym.

A pool.

And, a basketball/handball court that looks like a sensory deprivation room.

This is The Osborne in New York City. A studio apt. is for sale- 0bd, kitchen, bath, 1.000 sq ft, for $1.665m + $4,007mo. HOA fee. (What in the world is included in a $4k HOA fee?????)

The building has quite an amazing lobby, "For buyers who require the best."

This is the main room with a loft. The kitchen is separate, but it's considered a studio apt. There's no bedroom, but it does have a Murphy bed.

It's like a mini mansion with its fireplace and bookshelves.

From up here, I'm going to say that maybe that closet is the Murphy bed.

The ceiling and railings are beautiful, and up here there's a library.

Then, here there's another sitting area with a 2nd fireplace. Why can't this be a bedroom? I would block it off.

I'm surprised that the kitchen is this small. I'd expect at least a full-size fridge and there's no stove or cooktop.

But, this is the other half of the kitchen- it's a home office w/a fireplace. I would take that out and make more of a kitchen.

At first I was confused. I'd posted this NYC condo over a year ago and it hasn't sold. But, then I realized what the realtor did- this is a photoshopped version of what it COULD look like. The 5bd, 5ba, 4,076 sq ft apt. is priced at $8.75m, but this is not what it really looks like.

This is what the new owner would be buying. As far as I'm concerned it's cool, but I guess this is why it hasn't sold. So, let's go on and compare the real thing to the realtor's desperate vision, hoping to sell it.

The large living room looking all white and gray.

And, the large living room as it is. But, the carpet- it's like art. I bet it was expensive. And, I love the interesting light fixture.

In the realtor's vision, a built-in bookshelf appears in the corner and there are draperies. The carpet is gone, in favor of a new wood floor and area rugs.

No curtains, the carpet pattern changes, which is cool. I would probably repaint a brighter color, the walls need a refresh.

This is how the dining room could look. I'm surprised that they kept the built-in corner table. Another built-in shelf, too.

The carpet continues around to the dining room. The place does need painting, the walls look worn.

The kitchen would look like this with a total gut.

Because this is the current kitchen. Check out the floor. Love the Playboy bunny stool. And, look at the cool lights going around the ceiling, that the realtor removed.

The new primary bedroom. It's a nice big room, isn't it?

This is the bedroom now. It's looking a little tired and needs refreshing.

The realtor didn't change the delightful child's room. Look at the colorful little loft above the bed.

This bath, however, is a different story. This is how it could look.

And, this is how it looks now. Lots of mosaics.

They didn't alter this bath. (There are 5). The little pink sink is cute and the blue tile isn't too bad to leave alone.

This is considered an amazing view in Manhattan.

I think I can see NJ.

So, the new owner will have what they call a million dollar view.

It's a huge apt. , which is why it's so expensive. But, a buyer would have to consider the extra cost of remodeling it.

Location! Location! Location! You can have your condo and patio right next to the Ed Koch, Queensboro Bridge over the East River. This is a 1966 unit in New York, (Manhattan, NYC), NY. It has 3bds, 2ba, 1,690sqft, $1.525m + $3,918/mo HOA (Insane.)

I lived on a busy county road and the dirt, dust, and soot, in that house was so unmanageable, we had to get a special heavy duty filter unit for the HVAC and it didn't help. Can you imagine this place, right on top of a busy bridge, and all in black & white?

I can imagine how filthy all this glass gets. I guess that b/c the building is MCM, they have window a/c units.

So, the living room has the best view of the train bridge.

In this photo of the dining room you can see how dirty the windows are- they look splattered. (So, where is the HOA w/the squeegee? For $3,918mo I want them to clean the glass.)

The primary bedroom is a step down, which they call the lower level.

Small 3pc. bath has a nice sink and tile.

Small galley kitchen, but it has nice counters and backsplash. This is a little claustrophobic b/c you can't see anything but walls, though.

Bedroom #2 is a good size, but plain.

And, bedroom #3 is used as a family room.

There's a big incinerator smokestack right outside, too.
