The area is constanly changing by natural forces, dredging activities, wetland implemantations and tidal floodings. This will effect all the humancentric and biocentric life around the bay. In order to support neighborhood resiliency and vitality dynamic edge conditions and multi layered features were examined to study urban apparatus.

Commons Description: After the high-line park was proposed by the “Friends of the high-line” and its design was approved, the city approved a Zoning change for the west Chelsea area, and applied specific rules to the buildings adjacent to the high-line, to preserve the park and allow the maximum amount of light and air to pass through it so that the adjacent buildings could engage with the park, and the Re-Zoning regulations becomes the Commons.
