Greater Fool Theory
We’ve been seeing a lot of this in overheated markets like Vancouver and Toronto, but when you start seeing it in small Ontario communities, you know the markets are really stupid.
What is the greater fool theory?
Here’s my definition:
THERE IS ALWAYS SOME GREATER FOOL WHO WILL BUY MY STUPID PROPERTIES FOR MORE THAN I OVERPAID FOR THEM THIS YEAR NEXT YEAR…
It’s a game of musical chairs--the problem? When the music stops, there are a lot of people without chairs to sit on; ie, they’ll lose a ton of money and time if they’re forced to liquidate in a down market because they’re over-extended.
You should NEVER buy property that doesn’t cashflow from day 1 or at least in year 1.
Even break-even is a bad idea. MAKING MONEY is always a good financial strategy. Always.
If your properties cashflow and the market turns down, you can ignore it like Warren Buffett does.
If you are investing in rural or smaller markets look for cap rates of at least 9% and preferably 10% to 12% pa.
Even in big cities, look for 6% to 8%. Anything less can spell trouble if vacancies climb or property values fall.

like a boss
the kind of boss I want to be is someone who makes you feel important and competent and powerful. who provides you with resources and inspiration to do what you do your own way. someone who pays you to do anything, because it is important, and because you matter as a human being. Someone who offers trust and affirmation, and never ultimatums, demands, hollow criticism, or negativity. I'm not there yet, but the idea is fully formed in my mind. Someday I will have people working for me toward the greater good. we will all be toiling toward the greatest good. Although it qualifies us as greater fools, we will still be vigilant. We will strive to be the greatest fools. i never would have been able to comprehend my calling as a positive initiator and activist until i experienced such things as toxic corporate politics and rigged democratic processes. These were absolute blessings. They showed me who I am, when all I knew about that before was a bizarre eccentric stubbornness.
Conditioning a Greater Fool
I'm starting to change my life for the better. But here I am, starting to get worse again. Not wanting to leave my house, thinking I'm worthless and overthinking ever damn moment.
It's amazing how in highschool I was conditioned to believe by my peers that I wasn't good enough. That every girl I would ever like would end up with someone better, be sick of me or just cut me out completely. Now even if it's not the case I'm so overbearing that it becomes true. The slightest hint of someone interest and I latch on never wanting to let go until they forcefully get rid of me in one means or the other.
Conditioning one of the worlds cruelest tricks, we are conditioned to believe in certain things that can't be changed. I've changed and anyone who is reading this changes every day. But still things from our past come back rapidly and make it seem as if its not at all possible that the changes we've made mean nothing and we will still get the same result.
Society is the greater fool. We buy into a thought process on how we define our lives only to sell it off for someone who will believe in it as well. A greater fool. When I was in high school I was someone who believed that you had to be some muscle bound, psychical god in order to impress woman. Brains got you no where so why bother. It wasn't until years later that I realised I could win people over with the thought of being myself and became a nerdy independent that relied on humour. But here I am still bought into the premise that I will never get anywhere being who I am. Relying on the premise that those who care less of others are the alpha males much like I was brought up to believe in high school.
You can buy into the premise that you are better than what you are. I try to every day. But unfortunately I continue to fall into old patterns that I will never be good enough for those I wish to be in my life.
In two days time I will begin my new beginning, I will try to no longer be a fool. A new house, a new hair style, a new book. We only have a short time on this earth and I know it more than anyone and I shouldn't be waiting around for things to be good again I need to start making my changes and cutting out the evil.

Most people spend their lives trying not to be the greater fool. We toss him the hot potato. We dive for his seat when the music stops. The greater fool is someone with the perfect blend of self-delusion and ego to think that he can succeed where others have failed. This whole country was made by greater fools.
