This is a subverse of the Wandererverse, so the timeline begins three years after Ash becomes human, in approximately FA 4, when she left Rivendell and began searching for Mairon.
After three years of searching, Ash decided to settle down somewhere secluded, so that when he did rebody she would have somewhere to bring him, to take care of him. She came to Sleeping Bear Village, which is far to the north, near enough to a trade route to be practical but far enough off the beaten path to not draw attention to itself.
Ash arrived just before the start of winter, and took up lodging with a local hatmaker, working under her in exchange for room and board and small wages, which she saved up toward acquiring a house and land where she could begin preparing for Mai's return.
In the middle of the following spring, she got a job tutoring the children on a nearby farm. That summer, the owner of said farm got a letter from his mother, inviting him to bring his family to live in her much bigger house, closer to civilization, and help her mind her land and keep her company in the last years of her life. In exchange, she would leave all this to him after her death.
He decided to go for it and sell his current farm. Most of it got parceled off to neighboring farms to increase their fields and pastures, but Ash persuaded him to let her keep a small portion of it- the part she currently lives on. Along with her savings and her sturdy pack-pony, Ash had to trade work in order to pay off the full price of the farm- they decided to put off leaving till next spring, as they still needed to get the crops in and it would be too dangerous to travel in winter. Ash lived with them, tutoring the children, helping with the housework, and working at the hatshop on weekends for continued wages, and come the spring she had completely earned the parcel of land as agreed. They also included half a dozen chickens as well.
With the land now belonging to Ash and the planting season arrived, Ash had to start figuring out how to run her farm. Enter Borondae and Egolloth, and their three small children, newly arrived settlers from Gondor. Ash gave them room and board and tutored their children while they got their own house built, in exchange for helping her plow and plant her land, as well as the bull-calf their cow had just dropped. They left at the end of the summer, though Borondae returned in the fall to help Ash bring in her crops.
During this time, Ash had begun coming up with the idea of opening a school, and had already begun planning, though getting her farm ready had to take first priority over her school, so all she could do was plan. Ash also took on tutoring other children in the area as trade for other work, a system which she would later refine for her school.
It was her first winter owning her own land that Ash found Boromir half-frozen in the river, and brought him home and put him back together.
Ash opened her school in the summer following this, as Boromir was able to help her get everything ready once he'd recovered enough.
They are currently in the autumn of that year, the second season for Ash's school, and are approaching the fourth anniversary of Ash's arrival at Sleeping Bear Village.
This means that the Hawkverse storyline takes place beginning in FA 1o, and is currently in FA 11.
lonelymountainson: I don't know how well this lines up with your heacanons about Boromir, so feel free to correct anything at all and I can adapt it.
(As an aside, it also means that to all appearances Boromir is a much older man shacking up with a woman a good twenty years younger than him- Ash appears to be a woman of mid-late twenties, and goes along with this.)
