âOff-marketâ online property platform launches in Fulham
Former PCL buying agent Mark Wells plans to "bring the off-market model online" across London and the UK
Mark Wells, formerly a Partner at Kensington-based buying agency Homes One, is launching a new venture which aims âto bring the off-market model online.â
The Invisible Homes website âallows potential buyers to communicate directly with anyone looking to sell off-market, whether agents or private sellersâ.
Itâs tapping into a trend recently quantified by Hamptons International, which found that around a quarter of ÂŁ1m+ London homes are now sold âoff marketâ â without portals or open marketing. Across the UK, the proportion of such quiet deals has escalated from 11% in 20o7 to c.20% so far this year.

Wells says that nearly one in three of the c.300 deals he brokered as a buying agent were of the off-market variety. Other buying agents report even higher ratios: Heaton & Partnersâ Ed Heaton told us a while back that âin a typical year 60-70% of what we buy is off-market and the higher value you go the less likely it is that a property will be on the open marketâ, while Tunstall Propertyâs Mark Tunstall says that âwell over half of our instructions are off-market, and off-market deals accounted for around 40% of our totalâ in 2015.
Vendors are turning to more discreet marketing options in a tricksy market and in the face of growing transparency offered by property portals; âin a bid to avoid overexposure and tell-tale online price dropsâ, as Wells puts it.
The trouble with quiet marketing, however, is that only the most diligent â or represented â would-be buyers get to hear about the properties on offer. While thatâs part of the appeal of marketing this way, Wells thinks thereâs room for improvementâŠ
Invisible Homes is hoping to occupy the middle ground, allowing vendors and agents to reach regular buyers without having to splash asking prices (and marketing histories) across portals and property pages. The website promises âto make it easier for buyers to access off-market property, and for agents and individuals to find the best buyers in one place.â
Agents will be asked to pay a monthly fee to use the service; most buyers will get access for free â although a âfreemiumâ option will be available âfor buyers who want to convey their desire to buy by being highlighted and the top of agentsâ matchesâ.
Invisible Homes is starting out in Fulham, but there are grander plans to expand to the rest of London by mid-2018, and the rest of the UK shortly after.
Mark Wells, founder of Invisible Homes: âI looked back over all the 300 odd deals Iâve done in the property market. 30% of the ones I negotiated as a buying agent were off-market, and almost all of them ended smoothly. Buyers and sellers got on. Both sides were happy with the price. There was no gazumping. We were all friends. The ones from the open market were often a different story.â
Private sellers and agents to list on new off-market sales website
The agent behind a new online service covering off-market homes in part of prime central London says his service will expand across the whole capital by the end of next year.
Invisible Homes has been set up by Mark Wells, a former partner at Homes One, a high end search agency in Kensington. Invisible Homes has started by covering only Fulham - where some 36 estate agents operate - but says this service will cover all of London by the middle of 2018 before extending across the UK eventually.
The Invisible Homes website allows potential buyers to communicate directly with anyone looking to sell off-market, whether agents or private sellers.
Wells says he got the idea for Invisible Homes when he was at Christmas drinks with a happy buyer and seller who had just exchanged off-market.
âIt got me thinking - I looked back over all the 300 odd deals Iâve done in the property market. Thirty per cent of the ones I negotiated as a buying agent were off-market, and almost all of them ended smoothly. Buyers and sellers got on. Both sides were happy with the price. There was no gazumping. We were all friends. The ones from the open market were often a different story,â he says.
Buyers using the site create bespoke search criteria. These âmust havesâ are immediately visible to relevant sellers - the latter can then email the potential purchasers through the site, giving details of their âinvisible homesâ which are not being publicly marketed.
Sellers create a profile for their property, provide ID to confirm ownership, see a list of buyers whose demands match their homes, and then receive regular emails as new potential purchasers register.
âLondoners are increasingly looking to sell their homes off-market in a bid to avoid tell-tale online price drops. This makes life tricky for buyers, who feel they have to hassle estate agents to have any chance of viewing these exclusive homesâ according to Wells.
âWe give potential buyers the chance to communicate directly with anyone looking to sell off-market, whether they are estate agents or private sellers.â
