No one likes the idea of spending more money on interest then what you absolutely have to. However, making the most cost effective decision, to deter interest, is not always so obvious! Interest and amortization have a way of playing with the numbers. How to maximize your cash, and find yourself closer to mortgage free, is what’s most important! Let me prove to you how you can save yourself a significant amount of money, by simply applying your cash in the right order!
Every commitment letter gives opportunity to prepay your mortgage anywhere from 10% to 20% a year, depending on the lender. This privilege is in addition to your right to pay your mortgage payment in different intervals, besides the traditional monthly payment, including: semi-monthly, bi-weekly, accelerated, or weekly accelerated.
It is commonly ‘believed’, that if you have 20% of your purchase price available when you purchase your real estate, your best option is to put that sum directly towards the down payment. Logically, you would think that this makes the most sense. After all, how can you pay interest on money that is not even borrowed? Well, the proof is in the bottom line, which is everyone’s concern, so let’s prove what really is true!
Below is a comparison using a 20% down payment, versus 5% down, and then maximizing on your payment privileges. Take a look at our mortgage details:
Purchase Price: $300,000
Interest Rate: 3.09% over 5 years
Amortization: 25 years
Payments: Bi-weekly accelerated
20% Down Payment: $60,000
Scenario 1 demonstrates what happens when you sink your 20% in immediately at the time of purchase:
5 years later, your mortgage payout is $199,005.91. Along with the option to use bi-weekly accelerated payments, you’ve shaved down the amortization from 25 years, to 22 years, meaning you’ll be mortgage free 36 months sooner!
Scenario 2 demonstrates what happens when you put the minimum 5% down, $15,000, and pay your mortgage insurance premium. After taking possession of your real estate, you then put the remaining $45,000, as a lump sum deposit. You’ve now taken full advantage of your prepayment privilege, and the deposit has gone directly to your principal! Not a penny of this cash is applied to interest.
5 years later, your mortgage payout is $190,477.64. Along with the option to use bi-weekly accelerated payments, you’ve shaved the original 25 year amortization, down to 17 years 8 months, bringing you 7 years, 4 months sooner to mortgage free liberty!!
Please keep in mind, your payments are somewhat higher in the second scenario, although, the benefits speak clearly for themselves! The difference between these two options represents a savings of $8,528.27!!

Having privilege means that you, by default, are afforded entitlement in society. You are given a disproportionate amount of representation, preferential treatment, access to more resources, and are seen as the “norm” or standard to which everything else is compared.
If you have privilege (which all of us do in some form), it does not automatically make you a bad person. We cannot help (most) of the privilege that we have been given and do not need to apologize for having it.
However, we do need to check the privilege that we have and make sure that we are not using it to perpetuate oppression, but rather, to change the status quo.
Having privilege and failing to recognize it does make you part of the problem.

I was disappointed at the meeting yesterday. The support group had lots of flaws and I caught myself missing more political environments with radical ideas on gender construction and alternative trans story lines as well as democratic methods. I can't blame the people in the meeting, they're doing the best they can but I can't keep from being elitist and thinking I know better. I realized I've really thought this trough and continued being a feminist and critical on gender stereotypes and that's not anything to take for granted. Not in this group anyway. I'm thinking maybe I'll be better of somewhere else where I can be part of interesting discussions, instead of trying to turn back from what from my point of view looks like a wrong turn all the time. Maybe it'll get better and we've only got six more times ahead. We'll se...
But I realize that people in general doesn't consider things as political. Doesn't consider themselves political. Didn't I know this already? It feels new and I won't creep back to my safe spaces, but maybe I'll change up. When you once oped your eyes there's no turning back we sang in our surf-rock band Moonmilk in high school and this is true still and my eyes were opened a long time ago. Maybe that's why I feel so depressed. Maybe that's from where all the pressure is coming. Maybe it's worth it. If I am to be seen as a man I'll have to start taking a new kind of responsibility. My privileges increases and I have to think about and make strategies with this knowledge. I hope this will be a topic in my support group, otherwise I'll make it one. Sometimes it's good to be somewhere where you're not just expected to think a certain way and that it's supposed to be the same as everyone else (thinking about leftist groups). Maybe this support group will make my own opinions more clear to me and help me pronounce ideas and beliefs. I hope so!
The right to bear arms never meant the right to own enough guns or even own one gun capable of mass destruction. It was meant to protect ones own family and property and to allow for the formation of militia. And when that "right" was penned there wasn't such a thing as a semi or fully automatic weapon with extended clips/magazines. I'm sure there wasn't even a thought in anyone's head back then that would glimmer at imagining a weapon that could cut down dozens of people in the blink of an eye by just pulling a trigger once.
I do not dispute that people have the right to own a gun. It's the kind of gun you own that scares me. You can tell me until you're blue in the face that YOUR gun would never be used in a crime, or that you would never allow your gun to misused in any way. That YOU know how to use it and it's your (sic)"God given right" to own whatever you want to own.
That "guns don't kill people - people kill people". Well, your precious semi auto extended magazine AR-15 does a damn good job of mass slaughter with the pull of a trigger now doesn't it.
And don't get me started on "need it to hunt with". I come from a family that hunted my entire life and we did not need or use a semi ANYTHING. If you can't hit your target with skill you don't need to be out hunting in the first place.
And the "I like to shoot it at the range" BS doesn't count either. Again, there is no skill in just pulling the trigger and blowing something away that way. It's a cheap thrill at best by those who don't want to take the time to learn how to shoot a real weapon that takes practice and skill.
I also hate to break it to you. God didn't give you that right. God, if you want to go there, promises only 2 things. Life and death. Everything in between is up to us. Living beings. Man gave you that "right". And yes, man CAN take it away. And there are times MAN should.
If you can't see that for the greater good you may have to give up your high powered semi automatic assault weapon then not even God can help you. For you do not see anything past your own twisted warped sense of what YOU want and be damned the rest of the world.
Until it's your child. Your wife. Your neighbor. Your weapon.
And even then I don't think you will care enough see that there should be some restrictions to what you are allowed to own.
Because, what this ultimately really is about, is YOU. You say it's for your family, your "stuff", but it's really about YOU.
Let's hope you or yours will never be at the wrong end of a gun like the kind you hug so dear to yourself. I would hate to say "I told you so..."...
But I would.
Because it's always about your "rights" until it's about a life you hold dear.
And by then it'll be just a moment too late.
And even "I told you so..." will be just hollow words to the heartbreak you feel.
