UER 2 Delhi: Game-Changer for Connectivity and Real Estate Growth

Urban Extension Road 2 (UER 2) is one of Delhi’s most ambitious infrastructure projects, designed to decongest major arterial roads and boost connectivity across the capital. Developed by the National Highways Authority of India (NHAI), this expressway will serve as a third ring road for Delhi, connecting NH-1, NH-10, NH-8, and NH-2 seamlessly.

Stretching over 75 km, UER 2 will pass through major zones like Dwarka, Rohini, Najafgarh, Narela, and parts of Gurugram, reducing travel time drastically for daily commuters. The project is expected to be completed by March 2026, and will significantly ease traffic pressure on the Outer Ring Road and Ring Road.

Apart from improved mobility, UER 2 is triggering a real estate boom across its corridor. Areas like Dwarka Sector 21, Bamnoli, Bijwasan, and New Gurgaon are seeing increased interest from developers and investors. The proximity to IGI Airport and Delhi-Mumbai Expressway further boosts the corridor’s attractiveness.

Once completed, UER 2 will not only enhance connectivity in Delhi-NCR but also open up new zones for planned residential and commercial development—making it one of the most promising real estate growth drivers in the region.
