apartment update: we spoke to landlord, bf told him we want to move out in 30 days, he insisted on knowing why, i beat around the bush and said that events that happened twice in the past 2 days were scary and mentally exhausting, that i have anxiety and i was severely triggered and that bf and i work night shifts and have pretty stressful job and that when we get home we really need rest.

he took it as a champ , but looked really triggered and kinda sad, and sent us lengthy message after he left that he apologizes for all inconveniences we lived through and begged us to think about moving again. he promised it would not happen again. 

BUT, while apologizing, instead of coming clean and saying what kind of mental issue he has, he lied and said his drunk friend came over and that he regrets taking him in. man, we saw him rage and it was his voice alone and there were no other people.

long story short, looking for new apartment.
