रुद्रपुर में जन आवास योजना के अंतर्गत बनेंगे 2000 नए घर
जन आवास योजना के पहले चरण की शरुआत रूद्रपुर से होगी, जिसमे 2.5 लाख रुपये की लागत के 2000 नए घर बनेंगे.
DEHRADUN: शुक्रवार को उत्तराखंड के आवास और शहरी विकास प्राधिकरण (UHUDA) ने जन आवास योजना के तहत आवास इकाइयों के विकास के लिए जल एवं विद्युत कंसल्टेंसी सर्विसेज लिमिटेड (WAPCOS) के साथ एक (एमओयू) पर हस्ताक्षर किया है. परियोजना का उद्देश्य समाज के आर्थिक रूप से कमजोर वर्ग के लिए मकान उपलब्ध कराने का है और इस महीने के अंत तक इसके शुरू होने की उम्मीद है.
इस परियोजना का पहला चरण रुद्रपुर में शुरू होगा जिसमे 2.5 लाख रुपये की लागत के 2000 नए अपार्टमेंट्स शामिल होंगे.
टाइम्स ऑफ इंडिया को दिए इंटरव्यू में मीनाक्षी सुंदरम, सचिव, आवास, उत्तराखंड सरकार, ने बताया की , “हमने इस परियोजना को पूरा करने के लिए कंपनी को छह महीने का समय दिया है। चूंकि काम नवंबर के अंत तक शुरू होने की संभावना है, तोअप्रैल 2017 तक लोगों को अपार्टमेंट मिल जाने की उम्मीद है . राज्य के अन्य शहरो में भी जल्द ही इसके शुरू होने की संभावना है.

28 लाख तक के लोन अमाउंट पर ब्याज दर 9.5 % और 28 से 75 लाख तक के होम लोन पर 9.2 % होगी .महिलाओं को 75 लाख तक के लोन पे सिर्फ 9.15 % ही ब्याज देना होगा.
COIMBATORE: इंडियाबुल्स हाउसिंग फाइनेंस लिमिटेड, जो की देश की प्रमुख हाउसिंग फाइनेंस कंपनी है, ने घोषणा की है की यह अपने ग्राहकों के होम लोन की ब्याज दरों में 9.15 % तक की कटौती कर रहा है. जो की 15 बेसिस पॉइंट कम होगा, और इसे ४ नवम्बर से लागु किया जयेगा.
28 लाख तक के लोन अमाउंट के लिए नई दरें 9.15 % होंगी और 28 लाख से 75 लाख तक के लिए 9.2 % होगी. वही महिलाओं को 75 लाख तक के लोन अमाउंट के लिए अब सिर्फ 9.15 % देना होगा. 75 लाख से 5 करोड़ तक के होम लोन के लिए ब्याज दरें सिर्फ 9.3 % होगी.
जबकि अन्य सभी को 75 लाख से 5 करोड़ तक के लोन पर अब सिर्फ 9.35 % देने होंगे. गगन बंगा, वाइस चेयरमैन और प्रबंध निदेशक, इंडियाबुल्स हाउसिंग फाइनेंस ने कहा की ” हमने हमेशा अपने ग्राहकों के बेहतर सुविधाएँ और सबसे कम दरों पर लोन देने का प्रयास किया है. 15 बेसिस पॉइंट की कटौती हमारे ग्राहकों के ज्यादा लाभ देने का प्रयास है.”
उन्होंने कहा की “एक सकारात्मक अर्थव्यवस्था और कम ब्याज दर अफोर्डेबल हाउसिंग के लिए एक प्रोत्साहन का काम करेगा और ग्राहकों की मांग में इस वृद्धि को पूरा करने के लिए हम तैयार है”. IBHFL ने कहा कि हमने इस वर्ष अपने ग्राहकों के होम लोन की लागत को कम करने के लिए कई तरीकों का पता लगाया है.

कंपनी ने कहा की, हमारा ध्यान हमारे होम लोन प्रोडक्ट को मौजूदा शहरों के 50 लाख तक की टिकेट साइज़ वाले ग्राहकों के लोन को बढ़ावा देने का है और साथ ही नए स्मार्ट सिटी होम लोन को II – टियर और III – टियर शहरों में स्थित अपने छोटे शाखाओं की मदद से बढाने का है.
IBHFL ने कहा की “स्मार्ट सिटी प्लान जिसमे भारत के 100 शहर शामिल है, विकास का एक नया अवसर प्रदान करेंगे और इन शहरो में नए घरों की मांग को बढ़ावा देंगे.”

स्टेट बैंक ने आवास ऋण पर ब्याज दर घटाई
देश के सबसे बड़े बैंक, भारतीय स्टेट बैंक ने होम लोन पर ब्याज दरों में कटौती की है। अब स्टेट बैंक का होम लोन दर 9.1 फीसदी हो गई है, जो कि छह साल में सबसे कम है। इसके साथ ही त्योहारी मौसम में होम लोन लेने वालों को कोई प्रोसेसिंग फी भी नहीं देनी होगी।
स्टेट बैंक की तरफ से यहां बुधवार को जारी एक विज्ञप्ति के मुताबिक त्योहारी योजना के तहत महिलाओं को होम लोन 9.1 फीसदी की वार्षिक ब्याज दर पर, जबकि अन्य लोगों को यह 9.15 फीसदी की दर पर मिलेगा। यह ब्याज दर नवंबर और दिसंबर 2016 में लिए जाने वाले होम लोन पर लागू होगी। बैंक ने इस दौरान लिए जाने वाले लोन के लिए प्रोसेसिंग फीस भी माफ कर दी है।
स्टेट बैंक के अनुसार नई दरों से 50 लाख रुपये के लोन पर ग्राहकों को 542 रुपये प्रति महीने कम देने होंगे। इस साल मार्च के महीने से ईएमआई में 1,500 रुपये की कमी हुई है।

सूर्योदय से पहले रात्रि 3 से सुबह 6 बजे का समय ब्रह्म मुहूर्त होता है. इस समय सूर्य घर के उत्तर-पूर्वी भाग में होता है.यह समय चिंतन-मनन व अध्ययन के लिए बेहतर होता है.
सुबह 6 से 9 बजे तक सूर्य घर के पूर्वी हिस्से में रहता है इसीलिए घर ऐसा बनाएं कि सूर्य की पर्याप्त रौशनी घर में आ सके.
प्रात: 9 से दोपहर 12 बजे तक सूर्य घर के दक्षिण-पूर्व में होता है. यह समय भोजन पकाने के लिए उत्तम है. रसोई घर व स्नानघर गीले होते हैं.ये ऐसी जगह होने चाहिए, जहां सूर्य की रोशनी मिले, तभी वे सुखे और स्वास्थ्यकर हो सकते हैं.
दोपहर 12 से 3 बजे तक विश्रांति काल(आराम का समय) होता है. सूर्य अब दक्षिण में होता है, अत: शयन कक्ष इसी दिशा में बनाना चाहिए.
दोपहर 3 से सायं 6 बजे तक अध्ययन और कार्य का समय होता है और सूर्य दक्षिण-पश्चिम भाग में होता है. अत: यह स्थान अध्ययन कक्ष या पुस्तकालय के लिए उत्तम है.
सायं 6 से रात 9 तक का समय खाने, बैठने और पढऩे का होता है इसलिए घर का पश्चिमी कोना भोजन या बैठक कक्ष के लिए उत्तम होता है.
सायं 9 से मध्य रात्रि के समय सूर्य घर के उत्तर-पश्चिम में होता है. यह स्थान शयन कक्ष के लिए भी उपयोगी है.

Areas, such as Diamond Harbour Road and Baruipur are potential investment destinations. “These localities have witnessed a rise of 15-30 per cent in capital values of plots in the last two years or so,” exclaims an expert on Magicbricks.com.
As per Magicbricks.com listings, Diamond Harbour Road has the maximum number of residential plots in South Kolkata within a budget of up to Rs 20 lakh. While Rs 10-20 lakh is the most supplied category, one can easily find a plot worth less than Rs 10 lakh. These are usually large plots varying in size from 1200-2500 sq ft and sometimes more.
Baruipur is no different when it comes to availability of plots within a reasonable price range. “The locality has good options for affordable properties. At present, there are six Real Estate funds operational in India: HDFC, ICICI, Birla, Piramal IndiaREIT, Milestone and Dewan Housing. Now the question is how to invest in these funds and what is the minimum level of investment? Currently, only Piramal IndiaREIT Fund V is open for subscription. The fund aims to achieve the target of Rs 1,000 crore and has collected Rs 750 crore so far. “I think, the rest of the amount will be collected in the next two weeks,” said Dhiraj Mittal, chief executive officer, Prime Capital Services. The minimum ticket size for investing in this fund is Rs 25 lakh, and then one can buy units in the multiples of Rs 1 lakh per unit.
An investor does not need to pay the entire amount upfront. At first, he has to pay 10 per cent of the total amount, and then the rest of the amount in a period as specified by the Fund house. The payment is spread over several months.

Also, there is a lock-in period of 6 years as well. Large and mid-cap funds, at the other end, generated returns to the tune of 6.31 per cent in 2012-13.
As per the company reports, the Piramal IndiaREIT Fund I which was launched in 2006, posted an internal rate of return (IRR) at 30.2%. Fund II posted IRR at 20.9 per cent. IRR for Fund III and fund IV have not been declared yet.

As per the guidelines of the Securities and Exchange Board of India (SEBI), all Indian resident individuals, Hindu Undivided Families (HUFs), corporate houses, financial institutions and trusts are allowed to invest in the Real Estate funds. “NRIs cannot invest in such funds,” said Rajat Dhar, managing partner, Cogent Advisory.

Axis Bank, India’s third largest private sector bank, on the occasion of its 20th Anniversary announced the launch of Asha Home loan, a 30 years home loan product for first time home buyers in the lower income segment seeking affordable EMIs.
The Asha home loans product design and structure is the outcome of extensive research conducted by the bank with the lower income customers in India.
Asha home loans are for customers with family incomes of Rs 8000-10000 per month and above. The customers can pool their family income instead of depending on their individual income only. The product offers loans as small as Rs 1 lakh and upto Rs 15 lakh in small towns (population < 10 lakh) and upto Rs 25 lakh in larger towns (population > 10 lakh)
The ‘Asha home loan’ product can be availed in both floating and fixed rate options, at attractive interest rates, with simple documentation. The appraisal methodology has been formulated keeping in mind the profile of this customer segment. Asha home loans offers loans up to 90 per cent of the market value of the property.
Speaking on the launch, Jairam Sridharan, head consumer lending and payments, Axis Bank said, “We see tremendous potential in the affordable housing segment. The customer segment having lower level of income and aspiring to own their first house in the peripheral areas of Tier1cities or within Tier II and III cities has largely remained untapped. Asha home loan is available to both salaried and self-employed Resident Indians. The demand from this segment is largely towards smaller property configurations in order to meet their basic requirement of owning a house, and hence our product enables customers to purchase properties with an area measuring 325 sq ft and above. Loans can be availed for new, resale, ready, under construction property, as well as for purchasing a plot and constructing a house thereon.
Industry estimates state that there is an overall urban housing shortage of 19 million units, out of which more than 90 per cent of the demand is from the low income group segment and below. Further, on the supply side, limited availability of land in urban areas does not make it viable for developers to provide affordable housing in these locations. Therefore, Affordable Housing projects are coming up in the peripheral areas of Tier 1 where land prices are comparatively cheaper. Keeping affordability in mind, developer focus is also shifting to Tier II and III cities.
