Edgewater 2016: A Look at Miami’s Most Anticipated Residential Neighborhood

  Tucked north of Downtown Miami, east of Midtown and south of the Design District, the Edgewater neighborhood is a hidden gem that is being polished into one of Miami’s most high-end residential neighborhoods. In the last few years developers such as McKafka Development and the Related Group have realized the potential of the area, which offers wide-open bay views and an unmatched location, and have started constructing new condo towers that rival Brickell and Miami Beach.

Edgewater’s appeal lies in its proximity to Miami’s energetic urban core as well as major landmarks such as the American Airlines Arena, the Adrienne Arsht Center and the soon to be Museum Park, which will include the Perez Art Museum Miami and the Miami Science Museum. The area is also home to many restaurants and retail and is directly across the bridge from Miami Beach and just a short ride away from Miami International Airport. Several towers currently under construction, such as Icon Bay, Beach House and Paraiso are set to be completed by 2016, and will add appeal with a sprawling new park and boardwalk that will be shared by residents.

The Crimson, being constructed by the McKafka Development Group is one of the projects currently making headlines and attracting buyers from around the world to Edgewater. The building is the first to be LEED-certified and each unit will have panoramic views of the skyline or the water as well as other top of the line amenities. Miami Condo Update

In South Florida, the condo market has been on the rise (figuratively and literally) since the beginning of the year. Buyers from all around the country, and all around the world, have come to our cities to invest in incredible real estate opportunities and developers have started another construction boom that shows no signs of slowing down. Condo inventory is lower than ever before, and buyers are willing to pay top dollar for luxury properties that offer unique amenities and spaces.

The Real Deal Magazine recently put together some very interesting condo statistics that give some indication of what to expect in the coming months. The report shows that there are currently 3,036 units under construction in greater Miami, with an average square foot price of $1,060; this doesn’t include the proposed construction for hot areas such as Aventura, Sunny Isles, Miami Beach and Hollywood/Hallandale. In Brickell there are 6,200 units under construction, which include the 180 exclusive residences of Echo Brickell that is already more than 50% reserved. Even with the influx of thousands of new units, sales are going quickly. Median condo prices have increased 33% from July 2012 to July 2013, and that number seems like it will keep rising steadily in this market.

“The New Paradigm” with RelatedISG Managing Director of Sales and Operations Deborah Golden

In the last six months the Miami Real Estate market has changed dramatically from the days of the recession. Once again cranes are dotting the skyline and construction on new developments from Brickell to Sunny Isles is moving faster than ever. ‘The New Paradigm’ in our real estate landscape is defined by the shift of inventory now available- as more units are completed, foreign investors are moving to quickly take them off the market resulting in historically low supply.

Deborah Golden, RelatedISG’s Managing Director of Sales and Operations, is experiencing the New Paradigm first hand. With the surge of so many new developments the misconception among buyers is that there is a plethora to choose from, but the reality is that there is a shortage with entire residential towers selling out in record time. Deborah’s advice to clients is to move fast because the property they are interested in is not guaranteed to last long. She also advises her sellers to “take advantage of this prime moment in real estate” where they can compete to get top dollar. In her task of overseeing RelatedISG’s team of top agents, she makes sure they use a combination of new technology to reach buyers but also tied and true techniques that are as simple as making a phone call or following up with past clients to stay on top of inventory. “It’s imperative for any agent to be aware of what properties are available, pending and sold on a daily basis because that is how fast our market is changing,” she says.

Echo Aventura was honored to host a Roundtable discussion with The Real Deal where the region’s top developers weighed in on where our market is headed. Panelists included Eric Trump, executive vice president of development and acquisition at the Trump Organization, Gil Dezer, President of Dezer Development, Carlos Rosso, president of condominium development for the Related Group, developer Avra Jain and Kevin Maloney, founder and principal of Property Markets Group. Sage Beach Sales Center Grand Opening

Sage Beach’s stunning Hollywood Beach location was the site of their exclusive Sales Center Grand Opening event. Industry professionals had the chance to watch the sun set from the brand new Sales Center while tiki torches burned and visitors enjoyed lively performers. The open atmosphere of the event allowed everyone in attendance to truly take in the beauty of this project’s pristine location.

Echo Brickell, the latest addition to the ISG family, was included in Forbes’ exclusive feature on superstructures going up around the globe. From the Desk of Philip and Craig: The Myth Debunked

With a wave of condo construction and new developments being built in South Florida, there are rumors spreading that we are under another real estate boom, similar to the one that happened in 2005. After carefully analyzing the numbers, this could not be further from the truth and the reality is that inventory is lower than ever before.

In the years between 2005 and 2008, there were 36,537 condo units built in Downtown Miami, Brickell, Miami Beach, Fort Lauderdale and East Palm Beach. Since the construction of these units, there are now just 1,380 left on the market, which shows that since the crash inventory has depleted significantly in these high-demand areas.

Today there are 4,828 new construction condo units currently for sale, with just 1326 units from this sub-market listed as available. In the last 19 months a total of 3,501 have sold. This is another indicator that the numbers are telling a different story than what many think is actually happening.

The total number of condo units remaining for sale from the previous boom along with the total number of new construction units for sale today equal just under 1,950. The conclusion is that there is no current threat of too much supply sitting stagnant. On the contrary, inventory keeps declining even with the emergence of new condos as buyers are investing in pre-construction luxury projects that are selling out in record time.

Condo Overview: Brickell, Downtown, and Midtown

Welcome to the new ISG World blog. In this space we will be sharing real estate market insight, spotlighting special ISG projects, providing sales overviews, community happenings and much more. In our inaugural post we are focusing on the latest ISG Market Overview Map that shows how Miami’s newest and hottest residential buildings compare to one another.

In Downtown Miami inventory is quickly decreasing with the influx of foreign cash buyers that are investing in properties. Vizcayne, located in the heart of Miami’s thriving urban downtown community currently only has 99 units left, priced at $425 per sq. ft. along with 8% commission for brokers. Other buildings in the same area, including Marquis and 1000 Museum (that will break ground next year) are priced much higher at around $600 to over $1,000 with commission at 5%. Vizcayne remains a better value without compromising luxury amenities such as a bayfront pool deck, health and fitness center, 4 level clubhouse and spa and, not to mention the breathtaking views of the Atlantic Ocean and Downtown Miami Skyline.

Although the numbers of new buildings that are being developed in Downtown Miami are increasing, inventory is low because they are being sold out in record time. As an example, Echo Brickell, which was recently announced as ISG’s newest sales and marketing project, with a proposed 190 units, has already sold out the lower half of the building. The larger upper residences are set to be released any day now along with the highly anticipated Carlos Ott Penthouse. This marks a strong recovery in the South Florida condo sphere and we look forward to keeping you posted on all new market developments as they arise.
