West 12th Vancouver Staging

We just completed a fantastic Home Staging project completed with renovations and Handyman work. Our client was told to list her home for just over $300,000. The Realtor we work with got the listing. He knew that if we did some renovation work and staged it, it could go for a lot more…see the listing amount at the end of the blog...

Here are the before and after photos:

We added new light fixtures to really brighten up the space. Incorrect lighting is a huge reason that a home might not sell. Also, in a small space, the correct size furniture is key.

We brought the West Coast wood side tables and headboard into this bedroom for a warm and cozy look and feeling.

We added new carpet which really added a fresh and warm feeling to the space.

We added new quartz kitchen counter tops with a double under mount sink, new faucet and painted out the cabinetry. A few accessories ties it all together for a fresh new look!

What a HUGE change in the bathroom! We also added a new quartz counter top with a new under mount sink and trendy faucet, painted out the cabinetry and had Renaissance Painting and Restoration clean the grout in the shower and replace the caulking with a bright new white. It’s now a SPA!

Cleaning the tile and decorating this patio adds LIFE! Who wouldn’t want to sit here?

This condo will be listed between $399,000 - $415,000-…that’s between $100 - $115,000 more than the previous Realtor wanted to list it for!

INSTANT & CREATIVE UPDATES

We had a fabulous opportunity to stage a home recently that had some beautiful antiques but also some outdated items that, for staging, we had to find creative solutions for.

Below is the second bedroom BEFORE we put our creative spin on it…

To keep the cost down, we used our clients beds and bedding. The window had a valance that matched the bed skirting, so it made sense to keep the bedding. We simply created headboards out of cardboard and covered them with a white tablecloth. With the new white dresser and some yellow accent pillows, this room is fresh and updated!

This home was sold 2 days after the FIRST SHOWING with no subjects!

This next update, you can easily try yourself! Many people still have a futon in their rec room or family room and when selling your home, you want it to look as new and fresh as possible. Futon covers are hard to find now. The picture below shows the futon in the family room BEFORE we put our creative spin on it…

To keep the cost down, we used the futon for the staging but wanted to freshen it up with a new cover. After searching for a cover and coming up empty, I purchased a duvet cover which I cut a bit larger at the opening and slid over as it's new cover!

CREATIVE DECORATIVE IDEAS

I was thinking about how it has become a trend to use items in a completely different way than they were meant for. It adds a creative element to your decorating and will fill your home with uniqueness and interest!

BEDS - 5 Design Styles

This week we wanted to talk about beds. If you are in the market for a new bed, what style will you choose? First, consider the overall design style of your home. Is it Mid-Century Modern, Country, Traditional, Contemporary or Modern?

Below we show you different beds we found on Google Image that represent these 5 design styles…which is your favourite?

The first three beds are Mid-Century Modern style, my personal favourite. They tend to be simple, balance on small feet and often have floating side tables.Teak wood is traditionally used in Mid-Century Modern furniture, but is not exclusive to it.

A Country home will often have a wood bed. A sleigh bed is found in a Country designed home as well. Using the natural wood elements as close to nature as possible is preferred. 

Below the Traditional style bed is generally high off the ground with a substantial head board and foot board with a dark stain. A canopy bed might be considered Traditional as well.

I have always been a fan of Contemporary Design. I love the simple, clean lines and use it daily when doing Home Staging work. The low profile bed continues to hold it's place in the hearts of those drawn to the Contemporary style. 

If your home is Modern, you might want to consider one of the three beds below. I like to think of Modern design style as being always on the edge of discovery. It's true art to live in, therefore lots of artistic license is used, in Modern design, with ample round curves and generally a lot of black and white.

POWDER ROOMS

Since Wayne and I just finished the renovation of our powder room, I felt it was an appropriate time to do a blog about powder rooms.

When you are deciding to renovate your powder room, what should you take into consideration? How much storage do you want/need? What type of lighting will you use? Where will you hang your towel bar and toilet paper holder?

The nice thing about a powder room is that it is not the only bathroom in the home so as long as it has a toilet and a sink, anything goes! Think about what you didn't like in your old powder room and make sure that those issues are gone in the new one.

Our old powder room had a vanity that had doors that opened into the entry door. Therefore, we could only open the right vanity door if the bathroom door was shut. It drove me crazy!

This was the original powder room from the 70's when this condo was built and you can see the dated full wall mirror and countertop. I also really didn't like where the towel rack and toilet paper holder were…and did you check out that floor vinyl??

AFTER… We LOVE our new powder room! As you can see all the things that bugged us are a thing of the past!

For the walls we used a mis-tint from Home Depot in a soft light blue. It was a great find because it is their high end Behr, Marquee paint in an eggshell. This paint normally costs $60 a tin. It cost us $9 being a mis-tint and looks gorgeous!

I wanted to install a light fixture that wasn't your typical bathroom fixture. It provides enough light and adds a touch of elegance to this bathroom. This light was a steal at about $90 from Home Depot!

AtJ&W Inspired Home, we love the art of creating a beautiful home. Anyone can live in a house, but how do you make it a HOME? Well of course, first you fill it with the ones you LOVE…but then what? 

It has to feel like YOU. If your house incorporates the things you love, it will feel like home. Start with colours that make you feel good, then add textures and design style.

How about a picture wall? When you walk by it your will feel warmed by the times you've shared with your friends and family. I love the three examples below…artistically placed, matching frames…your pictures become art for your walls!

I LOVE baking! When you walk into a home that has fresh baking, you feel the love instantly! 

Apple Cinnamon Bread

1/3 cup brown sugar

1tsp cinnamon

2/3 cup white sugar

1/2 cup butter, soft

2 eggs

1 1/2 tsp vanilla

1 1/2 cups flour

1 3/4 tsp baking powder

1/2 cup milk

1 apple, peeled and diced

Preheat over 350 degrees. Grease and flour a loaf pan. 

MIx brown sugar and cinnamon and set aside.

Beat white sugar and butter together until smooth and creamy. Beat in eggs one at a time, add vanilla

Combine flour & baking pwdr. Stir into butter mixture. Mix milk into batter until smooth. Pour half batter into loaf pan. Add half the apples and half the brown sugar mixture. Lightly pat apple mixture into batter.

Pour remaining batter over apple layer, top with remaining apples and add more brown sugar mixture. Again, pat apples into batter, swirl brown sugar mixture through apples using a finger or spoon.

Bake in preheated oven until a toothpick comes out clean - 30 - 40 min.

KERRISDALE HOME STAGING

We would like to share a recent home staging project we worked on. 

Our client recently felt the need to downsize from this large 5 bedroom, 27 year old home in Kerrisdale. With a combination of moving some of her furniture into her new condo, selling some and letting us use some for the staging, she was ready!

Living Room AFTER: We wanted to lighten and brighten up the space. Another large room that can support two sitting areas. This space now has a more contemporary feel.

Dining Room AFTER: We put the large armoire into storage and put the focus on the table and 8 place settings. A beautiful white table with a touch of colour makes this a gorgeous and elegant dining room!

Family Room AFTER: We decided to put the focus on the fireplace instead of a large screen t.v. This is a large family room and the potential buyer will know that they will be able to put a t.v. wherever they want to. For staging, it wasn't necessary.

For homes as large as this one, we don't recommend staging every room. Picking one or two bedrooms is sufficient. Clean bathrooms with fresh towels are enough when there are multiple bathrooms. The focus should be on the main living areas, to paint a picture of the life that could be lived in the home.

We are hoping for a very fast and high priced sale for this beautiful Kerrisdale home!

FUNKY 2 bedroom CONVERTIBLE CONDO Staging

We had the pleasure of staging this fantastic Vancouver 'convertible' condo space this week.

After being blessed with twins, this couple had outgrown this space, but will be sad to leave. We stepped in to stage the space and didn't move the position of the t.v, console, the sofa or the bed, but everything else in this living area changed.

Before, below, the heavy red chair and large console in the kitchen took away from the space that this condo needed to have.

We brought in a thinner white console, which still worked as usable space for the family moving in but added light and space to the kitchen and living room. Moving a lighter chair into the living room also opened up the area.

We wanted to show this space as a funky, urban lounge space for a couple, so the table for six had to be changed!

We brought in a beautiful glass table for two or four to show the home in a more appropriate light for the potential buyer.

This second bedroom could be whatever size you need it to be…with the movable wall, it could be a second bedroom, an office or more usable space for a large master bedroom.

We staged it as an office.

A SIMPLE MOVE, A HUGE DIFFERENCE!

I wanted to show you how simply moving your furniture into a new spot can make a WORLD of difference in the look and function of your space!

BEFORE J&W Inspired Home...

My client's bedroom felt cramped! They have quite large pieces of furniture that they love but knew and felt that something wasn't working. The first thing I noticed was that the bed was blocking the windows and this made the room feel small and took away some of the natural light.

They wanted to have somewhere to sit and were using a rattan chair that matched one of their dressers. It just wasn't the right shape or size for this room.

The largest dresser was the first thing you saw when entering the room. When you do this, you instantly make the room feel smaller.

AFTER J&W Inspired Home...

We decided to keep the large armoire where it was because anywhere else it might be blocking the windows or the large mirrored door would be opening in an awkward way.

Putting the bed on the wall it was designed to be put, really opened up the space!

We found my clients a small bench that fit perfectly on one wall solving the 'where to sit' problem.

They now have room to walk easily around the bed, open drawers fully, sit comfortably when they need to and enjoy the beauty of being able to lie in bed and look out the window!

SIMPLE HOME UPDATES that make a world of difference!

We recently had the opportunity to help our client with some areas in their home that weren't working for them. This beautiful UBC area, 2 bedroom and den condo was a pleasure to work in!

The couple felt that there wasn't correct lighting in their living room and their reading nook. We wanted the reading nook to be a more inviting and usable space for them.

Reading nook BEFORE…they weren't happy with the corner table and the lighting for this space. They felt that the ottoman was too small to use.

Reading nook AFTER…We found a simple but effective reading light with a dimmer switch, a smaller table that still functions for what they need it to and a larger ottoman. The art on the wall is more to scale and really connects with the salmon colour of the occasional chairs. I might also recommend an area rug to really define the space and add to the 'coziness' factor!

What you can't see in the above picture is the gorgeous light fixture we installed in this area! It really finished off the look of the reading nook. 

Living room BEFORE…My clients wanted some art for the wall above the fireplace to cover the cable and outlet plugs. They needed better lighting above the sofa and wanted some more options for small tables for resting glasses etc.

Living room AFTER...We found a lovely print on canvas that draws in the colour of their furniture.

The side tables we found could be easily moved to the occasional chairs for convenience and ease of entertaining. They are simple, have clean lines and match the wood in the antiques around this room.

We were so happy to find the three way overhead lamp for over the sofa. This lamp can be turned on one, two or three at a time depending on where you need the light.

Front entrance way BEFORE…My clients needed a place to sit, to hang their hats, a mirror and a resting place for their keys, mail etc.

  Entrance way AFTER…They now have everything they need to function upon entering and exiting their home.

We loved the bench that is only about 12" wide and would fit in any small entrance way space as a functional piece. Hand made in Vancouver. The mirror above the bench has beautiful cut outs and adds an artistic element to the area.

Simple changes that make a huge difference in living in this home. We hope that our clients love the new additions to their space and look forward to entertaining here over the holidays!

GORGEOUS SEASONAL TABLE SETTINGS

I LOVE a beautifully set table! Christmas is a great time to experiment with table settings. I found some great examples on Google Image that you may want to try out...

This is the most recent creation for a Vancouver home staged by J&W Inspired Home. This is an everyday setting. If you wanted to set this table for the season, I would switch the placemats to white, put some twigs of cranberries and leaves in the bowl and add some greenery to the centrepiece. Green, white and silver. Beautiful!

For your centrepiece, how about gluing popcorn to some twigs? I have done this and it always looks beautiful, natural and special.

I love the look of gold and white! A huge glass bowl of gold and white balls is the perfect start to your holiday table. 

Below, a nice idea for your tea lights. They could be placed in front of each setting for lighting up your table or on a mantle.

If you've been following my blog, you'll know that I'm a HUGE lover of white for decorating! It's so elegant, fresh and makes you feel at peace. The picture below shows how I would decorate my table with white, a bit of silver and some greenery. Absolutely gorgeous!

If you decide to do a red and white table, why not steal this simple idea for your place settings? Tie your cutlery up in a velvet red ribbon and then place them on your white plates with an ornament or two. Simple and festive.

I love the plate below! Of course I do…it's white and silver! Spray paint a few pine cones silver or white or gold and put them in the centre of your plate with the napkin and guests name.

If you decide to do traditional red and green for your holiday table, I love the small pine trees in silver vases and red candles down the centre of the table…DEFINITELY steal this idea!

If your table is as beautiful as the one below, use a table runner to let the natural wood show. The addition of the green wreath, greens in the centrepiece and red and white plates is all you need to say…Christmas…in a very natural, beautiful way.

I love to bake, so if you're like me, you might be drawn to the picture below as an idea you'd like to try. You could choose the icing of your choice for these gingerbread cookies and set your table around them. Use them as the starting off point and everything else will fall into place. Your guests could take them home or have them for dessert.

Below, another simple but effective place setting that would look great on any table.

SELL THAT HOME!

Sometimes we see homes that need more than a few pieces of furniture to get it ready for it's best priced sale. With the home we are featuring today, the seller had a price in mind that would be difficult for her to get if she didn't do some updating and home staging first.

Unfortunately the home had been run down a bit and it would only be looked at as a complete reno job if left as it was. There was much too many things that the buyer could negotiate price over. We had to change that for our client!

It's the FEELING that sells the home...

When you listen to a song that you love, you always feel something…It might bring you back to a time or place that you were listening to it and when you hear it, you might feel like turning the volume up or changing the station. But you DO feel something.

When you walk by a bakery with fresh bread in the window, you might think of how wonderful it will taste or smell…or the incredible homey feeling that fresh baking gives you.

Since we are all so connected to our feelings, it's not surprising that it's the FEELING of the home that sells it to you.

You will feel something when you walk into a vacant home…you might feel cold, neutral, unimpressed or over impressed. You just won't know. It's just a space, and only 10% of people can bring it to life in their minds.

Once we stage the home it now feels elegant, or cozy, or  colourful or beautiful. Whatever you feel, you WILL feel something memorable now.

If the home is cluttered or has small rooms with large furniture, you might feel stressed or tense. You definitely will think that your furniture won't fit in the space. It will feel way too small. AAAK! How do you FEEL looking at the picture below?

By de-cluttering and using furniture that is more to scale, your potential buyers will feel at peace, relaxed and confident that they can live there comfortably.

STAGING SIMPLICITY…odd shaped rooms PART 2

I have talked and blogged about staging a home that has odd shaped rooms. This particular home had been on the market and was getting no interest, largely due to the odd shaped bedroom that the potential buyers commented on not knowing what to do with.

By brining in a few key items and placing them where they would likely be placed by the new owner, we took away the questions about this space and now the beauty of the home shines through!

BEFORE staging...

AFTER…WOW cozy!

BEFORE…the picture below shows the odd shaped bedroom that was causing all the problems for the buyers.

AFTER…The buyer just needs to know that they can fit a queen sized bed and a dresser. This room now shows LARGE and the shape is no longer a problem.

BEFORE…without colour, art and accessories a bathroom feels COLD.

AFTER…a little colour and a few touches of home was all this pretty bathroom needed.

We had the opportunity to stage a beautiful condo on East 10th avenue this week. The before and after photos show the huge transformation especially with 'light' and 'space' in this home.

2nd Bedroom BEFORE…What these pictures don't show is the odd shape of this room. When it was vacant it was difficult to tell where the bed should be positioned and if one could even fit in this room. Staging clearly shows the potential buyer that it is a good sized room and could be used as a second bedroom or as an office.
