It can be argued that Grand Central Station is perhaps the most convenient neighborhood in Manhattan to rent office space. In terms of public transportation, nothing beats Grand Central. The Metro-North commuter train arrives there, as well as the Lexington Avenue subway (4, 5, 6 trains), the Shuttle from Times Square and the #7 subway accessing Queens and now extending to the  Hudson Yards on 34th Street. In terms of convenience, there are several buildings with direct tunnel access to Grand Central Station, such as The Graybar Building, The Lincoln Building, The Chanin Building and 370 Lexington Avenue. So if you lease office space in these Midtown Manhattan buildings, you can avoid going out into the rain and the cold when you arrive in the morning.Â
In terms of NYC office rental options, there are many well-known buildings in the neighborhood that offer terrific amenities at surprisingly affordable rents. Perhaps the best-known skyscrapers where you can rent office space in Grand Central are The Chrysler Building, The Graybar Building, 1 Grand Central Place (formerly know as âThe Lincoln Buildingâ). These landmark properties are all classified as Class A office buildings. They all offer a high level of amenities such as 24/7 attended lobbies and lobby security and visitor sign in, central air conditioning, multiple passenger elevators and freight elevators, upgraded mechanical systems, on-site management. Compared such neighborhoods as the Plaza District, Chelsea, and The Flatiron District, asking rents for a new office are reasonable, ranging from about $56/SF for Class B offices, to about $62/SF for certain office rentals in Class A  buildings.
Up until recently, most office space in Grand Central was built out with drop ceilings, typically creating a ceiling height of about 9âČ. But in recent years, with voracious demand from technology and creative firms seeking open plan space with high ceilings, landlords have been removing the drop ceilings from many of these landmark buildings. So you can now lease a creative office space in a Class A Grand Central office building with amenities.Â
