Average office attendance in the UK has been above 40% every week since early January, according to Remit Consulting’s ReTurn report. That was the highest since the first nationwide pandemic-induced lockdown in March 2020.
However, employees have made their voices heard: they want more from their offices, their commutes to be worth it, and their office experience to feel purposeful, powerful, productive, and enjoyable.
Employers also demand more from their offices. As well as being good for employees, it is becoming increasingly good for the business for the office to be in a sustainable building with excellent environmental, social and governance (ESG) credentials.
This has led to a flight to quality amongst occupiers in the London office market as occupiers seek the best space available.
However, office developers have been under unique pressures for years due to various international and national events and have been unable to keep up with demand.
Anything they build is quickly snapped up long before completion. This shortage has led to a ‘fight for quality’ and created upward pressure on prime office rents.
It has also led to very low prime office vacancy rates across London’s submarkets.
