The Right Time to Buy a Home Is When Emotions and Finances Align
Residential real estate is driven by two powerful factors: emotions and finances. When those two are not aligned, that’s when things can go wrong.
It’s Always a Good Time to Buy the Right Property
People buy homes for many reasons. They want a better lifestyle, a place to make their own, a space that brings peace, and a home where memories are made. Sometimes they buy because they want to keep up with family or friends. These are all emotionally driven reasons, and there’s nothing wrong with that.
Then comes the financial side of the decision. Contrary to popular belief, as I’ve often said, every 1/8 percent increase or decrease in mortgage rates is not as impactful as many people think.
Buyers fall into different financial categories. Some can comfortably afford a 3% interest rate, others 6%, and some even 9%. If a buyer’s emotions are aligned with what they can realistically afford, then it’s a good time to buy the right property—regardless of where interest rates happen to be.
It’s a Terrible Time to Buy the Wrong Property
Problems begin when emotions outweigh financial reality. Buyers fall in love with a home, picture the lifestyle they’ve always wanted, and take unnecessary risks.
They may:
Accept a higher interest rate hoping they’ll refinance later.
Buy the most expensive house on the block.
Choose an adjustable-rate mortgage and end up staying in the home much longer than expected.
The truth is, none of us can predict where the real estate market will be years after we purchase a home. The most responsible approach is to keep both your emotions and your finances in balance.
When buyers make a decision that makes sense emotionally and financially, they enjoy much greater peace of mind—even if the market experiences uncertainty after they purchase.
When emotions run high, they can override sound judgment. Fear can have the same effect, leaving buyers paralyzed and unable to make a decision.
The goal isn’t to predict the future. It’s to make the best decision possible with the information you have today.
