We chose Shalom mainly for its location. It’s close to our work place and to our kids’ school, almost near the main ITPL road and yet away from the hustle and bustle of the maddening city life. The Shalom community has likeminded people and thus we are now part of a huge Shalom family. There are enough open spaces for kids to play and for the adults to have their walks and talks. Yes, ‘peace has indeed come home’.

For the last 18 years, we have been living in our  beautiful home at "Sterling Park" - one of the early projects of Sterling Developers. Right at the construction stage, Sterling engineers took every care of our needs. It’s a well-designed apartment, three side open, well lit, ventilated and full of positive energy. The internally connected terrace to our apartment has a fantastic view of the Hebbal Lake and to the sky line of north Bangalore. Despite being a relatively old apartment, it has a  functional building owner's management association, efficient water & sewage management system, and a maintained central courtyard garden. Nice to live in the iconic building of the area with quiet and simple neighbourhood. On the top of it, we have had pleasant experiences in dealing with very friendly team at Sterling Developers.

My experience with Sterling Developers has been nothing short of wonderful. I was closely involved with them to purchase a flat @ Sterling Brookside for a friend in absentia. The transparency throughout the deal, the professional approach of the people involved during the handover ceremony and the arrangements made by them to ensure a smooth registration at the sub-registrar’s office was outstanding. The layout of the apartment itself was meticulously thought-out and the material used was A-class. Recently, when I was looking to buy an apartment for myself, I had no hesitation in making a bee-line for their office and picking one up in an up-coming “Sterling” Project, “Ascentia” at Sarjapur Road. Again, and not surprisingly, I still found the same high level of transparency and professionalism in my dealings with them; even after so many years. Sterling name with STERLING values indeed!!!

Sterling Developers Reviews : Bengaluru’s Growing Commercial Spaces

                             And the increasing demand for homes nearby.

With Whitefield soon getting two grade separators, one at Kundanhalli Gate and Hope Farm Junction and the widening of the Graphite India Junction, there will be great relief for people traveling in and out of Whitefield, from where India’s IT hub starts. The growing demand in IT/ITES services has created a demand for both – better career opportunities and larger commercial spaces.

While the country is seeing a dip in real estate, the demand for commercial spaces in Bangalore is on the rise. The rental cost for commercial spaces has gone up by 50% in the last 2 years. There has been a great demand for commercial spaces across Bangalore. Large MNCs have their back offices here. Financial services companies such as Morgan Stanley, Street State, and Wells Fargo for instance. Even more include Exxon Mobile, Victoria’s Secret, JC Penny and Lowe – all who have increased their office space here, as have e-commerce players like Amazon and Flipkart.

Companies are moving out of Whitefield and ORR is becoming their new favourite hub. Large IT parks like Eco Space and Embassy Tech Village along the Ring Roads have become the new hubs with rents growing every year. There is a lack of commercial space in Bangalore. JLL claims that there will be a demand for more than 10 million sq.ft. of commercial spaces by next year, and Bangalore will fall short of at least 2 million sq.ft. While there is commercial space available in Electronic City Phase 2, the distance is enough to discourage companies from taking it up.

The Sarjapur – Marathalli Outer Ring Road is one of the hot destinations for commercial spaces and has been growing in the last couple of years. This area that plays home to the offices of Accenture, Samsung, Intel, Samsung, etc., making it one of the hottest areas in Bangalore right now.

But even having offices in places like the Marathalli – Sarjapur Outer Ring Road has become a pain, since the commute to and fro has become a time consuming struggle, especially during ­­peak hours. People spend up to an hour stuck on this road every day just getting into office and getting back home.
