Thanks for the ask! It took me a Hot Minute because flying back from New York was a nightmare, but it was worth it.
This is an au where Charles is the one who dies rather than Emily. For convenience's sake, the Deetzes already were living in Connecticut in the same town as the Maitlands, who are alive and family friends.
The Maitlands have a near death experience that prompts a loose interest in the occult, leading to them finding an old book with information about the afterlife and various supernatural beings. They don't necessarily think it's real, but they find it interesting enough to keep around.
When Charles dies, Emily and Lydia's existing interest in supernatural things increases, and they desperately want to find a way to speak to him again. The Maitlands mention their book in passing, and they decide to meet at their house to look through it.
The book has an odd, rotten page that appears to have been added to the book after it was made. It reads 'Betelgeuse, Betelgeuse, Betelgeuse! Say his name 3 times, and anything you want will be yours!' Lydia reads it out loud, and poof! The Guy appears.
Beetlejuice's situation is a bit more similar to the movie -- he was trapped in the Netherworld. However, like the musical, he was cursed to be invisible (even in his own world). At one point, when the barrier between their worlds is weak, he manages to transport the page with his name on it into an existing book in the living world. The book isn't significant. It takes nearly a thousand years for anyone to find it and say his name.
When he finally is summoned, he is very intense and overjoyed, to the point where he can hardly listen to anything anyone is saying. When things finally calm down and they talk to him about finding Charles in the Netherworld, he refuses -- there's no way he's going back after all that time! He doesn't know what would happen to him. So now he's stuck in the Maitlands' house, unable to leave without going to Saturn.

8.07 A Little Slice of Kevin
Chuck is mentioned briefly by the Winchesters whilst discussing Prophets after many of the "potentials" are being captured world-wide by Crowley. As there can only be one Prophet at any given time, Castiel mentions that Chuck is most likely dead, thus allowing for Kevin Tran to become one.
