That’s because the bank where you have your checking or auto loan, may not be the best bank for you to get a mortgage as they will not have programs that fit you. When you hear that you need a credit score of 640 for a mortgage, what is meant is “you need a credit score of 640 to qualify for the mortgage that our bank offers.” Most retail banks (Chase, Wells Fargo, Bank of America) say they require a 640 credit score for any mortgage – conventional, FHA, VA or USDA. But they really mean 700, and near perfect credit. They offer mortgages, auto loans, credit cards, and 401Ks. Mortgage brokers work with banks that offer only mortgages. They have more flexibility, more programs, and many more banks. And offer mortgages to borrowers with scores as low as 500 FHA 10% down or VA. You need some type of credit, money and your favorite mortgage broker. Credit means 3 items: a credit score of 580 for a low down payment mortgage; current or open credit items for such as credit cards or loans; and, not terrible credit the last 2 years.
