TENDER TIPS- If you follow the fantastic Emily (and P.H.H) over at @pinkhouseliving you may have read about me/@loudarchitects and you will have seen we gained planning permission with Lewisham council! We started this journey last year when Emily was writing her first book (which is a huge success/ i think I’m just about over my @pinkstergin hangover from her launch party🕺🏼) Emily and I instantly clicked and it has been a pink dream (sounds a bit weird) since then. INFO - As much information as possible! For example - The size of tile and material of tile but contractors don’t care about the pattern of the tile. Porcelain or marble, mosaic or large format 2. CONTRACT particulars - Who is running it, a PM, A Contract administrator, the architect or builder or you? A PM/CA charges around 5% of the contract build (gulp!) Note: if you use a JCT contract and you change things on site expect potential delays (Variations to contract aka ‘builders nightmares’ 😉) also keep your contingency at 10% min. 3. TIME - When do you want to start? All the best builders (in my opinion) can’t start tomorrow... Sectional completion (are you staying in the house whilst work is going on?), work done in holidays perhaps?
